DescriptionReports To: Property Manager, Maintenance Supervisor, or Maintenance III
Summary: The Maintenance II role supports the Property Manager and Maintenance Supervisor/III by maintaining the physical integrity of the property to provide a safe and welcoming living environment for residents, visitors, and staff. This role involves identifying and resolving property issues, performing repairs, and contributing to preventive maintenance to prevent future problems.
Key Responsibilities Resident Services- Respond promptly and professionally to resident maintenance requests.
- Complete work orders accurately and ensure repairs are resolved efficiently.
- Maintain clear communication with residents regarding repair timelines and updates.
- Promote and protect the community’s reputation and Evergreen through respectful interactions and high‑quality service.
- Perform general maintenance tasks, including electrical, plumbing, HVAC, and carpentry repairs.
- Ensure make‑ready repairs and services are completed correctly and on schedule.
- Assist in troubleshooting maintenance problems and recommending effective solutions.
- Document all completed maintenance tasks in the work order system.
- Perform preventive maintenance to reduce long‑term repair needs.
- Maintain property grounds, ensuring they remain free of litter and debris.
- Rake, sweep, and shovel as needed to maintain walkways and community areas.
- Report unsafe conditions immediately, such as broken gates, steps, or exterior lights.
- Maintain a “safety‑first” mindset and use safety equipment consistently and correctly.
- Inspect tools and equipment regularly and keep them in excellent condition.
- Notify management immediately of potential safety hazards, including hazardous materials or spills.
- Assist with completing safety checklists and ensuring compliance with OSHA, ADA, and other safety standards.
- Assist in tracking inventory of spare parts and maintenance supplies.
- Support the procurement of necessary supplies and materials.
- Inform management of supply needs and equipment status.
- Assist in collecting bids and coordinating with outside vendors for contract or repair work.
- Provide feedback on vendor performance and contract work outcomes.
- Supervise Maintenance I or Janitorial staff as directed by the Property Manager or Maintenance Supervisor.
- Assist with onboarding and training new maintenance staff as needed.
- Foster a collaborative and professional team environment.
- Remain available for emergency repairs and on‑call duties on a rotating schedule, including weekends and holidays.
- Respond to emergency situations promptly to ensure resident safety and minimize damage.
Education and Experience
- High school diploma or GED required.
- Minimum of 2 years of general maintenance experience in residential or multi‑unit properties.
- Trade school certifications in HVAC, electrical, or plumbing are preferred.
- Problem‑solving:
Identify maintenance issues and develop effective solutions. - Technical proficiency:
Skilled in using hand tools, power tools, and measuring devices. - Communication:
Communicate effectively with residents, vendors, and team members. - Customer service:
Handle resident concerns with professionalism and courtesy. - Organization:
Maintain accurate records of completed tasks and inventory.
