Position SummaryAs Traveling Lease Up Specialist, you are responsible for driving the day‑to‑day marketing and leasing at communities starting at 180 days prior to Certificate of Occupancy (CO) and until the community reaches qualified occupancy.
This is a high‑volume, closing‑driven, and travel‑intensive role requiring strong sales discipline, organization, and the ability to balance speed with regulatory compliance. You will support multiple communities as assigned, serving as a temporary on‑site leasing and marketing expert during critical early stages of operations.
Successful candidates are energized by goals, thrive in changing environments, enjoy travel, and are motivated by the opportunity to deliver high quality affordable housing to residents quickly, accurately, and with integrity. A competitive performance‑based incentive is available when monthly move‑in targets are achieved: 18 move‑ins for senior communities or 30 move‑ins for workforce communities, each community evaluated independently.
This role requires approximately 50% - 80% travel, including extended stays at assigned communities. Weekend stays are rare but to meet month‑end deadlines and achieve performance goals, they can be approved by the supervisor.
Responsibilities- Actively market and lease apartment homes to achieve aggressive monthly move‑in targets.
- Consistently demonstrate strong closing skills in a fast‑paced lease‑up environment.
- Conduct tours, follow‑up communications, and outreach activities to generate qualified traffic.
- Maintain detailed prospect and leasing activity records.
- Execute on‑site and community based marketing and outreach efforts.
- Build relationships with local referral partners and community organizations.
- Participate in and organize marketing events designed to accelerate occupancy.
- Process applicant files accurately and efficiently in accordance with RCAH, affordable housing, and company requirements.
- Ensure all required documentation and attachments are uploaded timely and accurately into Yardi.
- Prepare and maintain complete files suitable for first‑year audits.
- Balance leasing speed with documentation accuracy to mitigate compliance and audit risk.
- Travel to assigned communities as directed, often with limited notice.
- Adapt quickly to different teams, markets, and property conditions.
- Represent the company professionally across all locations.
- Sales experience preferred.
- Proven success in high‑volume leasing, sales, or customer‑facing roles.
- Strong time management and organizational skills.
- Willingness and ability to travel extensively (approximately 50% - 80%).
- Exceptional communication and customer service skills.
- Finds joy and fun in doing outreach marketing.

- 1 year of apartment experience or degree in real estate management.
