Salary Range: $27.05 To $30.65 Hourly

JOB SUMMARY

Responsible for conducting annual and interim reviews, amendments, movers, port abilities, and other special housing reviews; signs HAP contracts with Section 8 participants and property owners; determines appropriate follow-up action.

QUALIFICATIONS

High school diploma or equivalent with technical training in social work and two (2) to three (3) years of Section 8 experience.

LICENSURE OR CERTIFICATION REQUIREMENTS

Must possess a valid State of Ohio driver’s license and show evidence of personal vehicle insurance with adequate liability protection. Must possess, or obtain within one (1) year, HCV Rent Calculation and HCV Occupancy Certifications.

ESSENTIAL FUNCTIONS OF THE POSITION
  • Conducts annual and interim reviews, amendments, movers, port abilities, and other special housing reviews; determines appropriate follow-up action.
  • Updates tenant files, processes income verifications, verifies continuing eligibility, and ensures all paperwork is complete.
  • Computes rents in proportion to tenant’s income, including retro-rent calculations and processing procedures.
  • Assists landlords with annual rent increases as allowed by HUD.
  • Terminates assistance of participants as required.
  • Identifies fraudulent activities and notifies supervisor.
  • Serves as authorized agent to sign contracts with tenants and landlords.
  • Schedules notification to owners and families for the annual re-certification and inspection.
  • Negotiates contract rents with owners by following HUD guidelines.
  • Enter data of new admission files, portability files, and relocating tenant files.
  • OTHER DUTIES AND RESPONSIBILITIES
  • Trains new employees on program management and Section 8 procedures.
  • Attends workshops or seminars related to duties performed.
  • Performs other duties as assigned by Section 8 Manager.
  • KNOWLEDGE OF

    Applicable state and federal statutes; HUD regulations, policies, and procedures; public relations; records management; MS Office; MS Windows; rent calculation; fraud detection techniques.

    ABILITY TO

    Handle confidential information with tact and discretion; perform duties in a normal office environment; operate modern office equipment.
