The Maintenance Supervisor is responsible for maintaining the physical integrity of the property at all times. This involves ensuring a safe and secure living environment for residents, visitors and staff. The Supervisor anticipates, identifies, and corrects any problems involving the property and implements procedures to prevent such issues. An effective maintenance program is essential to maintain a safe environment, cultivate resident satisfaction, and protect the investment of the apartment property owner.

• Conduct business in accordance with Gates, Hudson & Associates, Inc. established policies and procedures, and state/federal laws (OSHA, ADA, Fair Housing, etc.).
• Ensure compliance with procurement policies and use approved vendors/contractors in daily tasks.
• Assist with prioritization of capital improvement projects.
• Recruit and recommend maintenance applicants.
• Provide technical and policy training and daily supervision of technicians.
• Schedule maintenance personnel to ensure 24/7 availability for emergencies.
• Maintain payroll records, including vacation, sick leave, overtime, and submit payroll information to the Property Manager.
• Ensure all maintenance employees report in uniform and use safety equipment as instructed.
• Meet all reporting deadlines, maintain activity calendar, and complete preventive maintenance and general tasks.
• Update logs, manuals, and handbooks as requested.
• Provide monthly water consumption readings under the GHA Energy Management Program.
• Maintain key security systems and assist with inventory control for necessary parts and tools.
• Mark company-owned equipment with property name and phone number.
• Provide instruction booklets for property tools and equipment.
• Handle resident requests and issues promptly and prioritize per policy.
• Follow up on repair orders, staff, and service requests to resolve resident situations.
• Maintain accurate records of preventive maintenance, service requests, expenditures, apartment make‑ready status, and work‑in‑progress.
• Schedule and perform minor and routine maintenance on all equipment.
• Implement the preventive maintenance program per GH policy.
• Ensure the Repair Order System is implemented.
• Conduct spot inspections of completed tickets for quality of workmanship and cleanliness.
• Oversee turnover/renovation process to ensure rent‑ready apartments and reduce vacancy loss.
• Ensure contractors meet specifications and report shortcomings to the Property Manager.
• Work with contractors to obtain quality performance.
• Conduct regular safety meetings with the entire staff.
• Maintain knowledge of EPA and OSHA regulations for hazardous materials.
• Monitor property condition and promptly correct unsafe conditions.
• Promote and implement safety and security measures to reduce liability and increase resident/employee awareness.

• High school diploma/GED required.
• At least 3–5 years of experience as a Maintenance Technician, preferably in residential property management.
• At least 1–3 years of experience as a Maintenance Supervisor.
• CFC Type 2 or Universal certification required.
• Ability to perform plumbing, electrical, HVAC repairs, carpentry, locksmithing, painting, dry‑wall repair, and snow removal.
• Availability for on‑call emergency services as needed.
• Reliable personal transportation to respond to on‑call emergencies.
