Under the supervision of the Service Manager / Maintenance Superintendent, the Assistant Service Manager assists with all duties in the Service Manager’s job description, including the physical upkeep of the property, maintenance and operation of mechanical equipment (excluding items designated for contract repair), and supervision of maintenance personnel in the Service Manager’s absence.
Essential Duties and Responsibilities- Assist in training and supervise work performed by all staff under his or her direction.
- Establish schedules and assign routine maintenance tasks to personnel.
- Remain on emergency “on‑call” status to respond to work orders and inclement weather situations.
- Perform all duties with the highest consideration for safety, and train staff to do the same.
- Continuously inspect buildings, grounds, and common areas to identify preventive maintenance needs and safety hazards.
- Maintain a clean, safe, and organized shop and equipment storage area in compliance with OSHA regulations, including the Hazard Communication Program and MSDS.
- Carry out maintenance and repairs per written work orders, ensuring all are completed within 24 hours.
- Prepare vacant apartments for occupancy per Drucker + Falk guidelines.
- Schedule and secure bids for contractors performing maintenance work.
- Keep all required records and use contract labor when cost‑effective, with approval from the Service Manager, Property Manager, or Regional Property Manager.
- Strictly follow established budgetary guidelines and Drucker + Falk purchasing directives.
- Maintain operating manuals, warranty records, and parts inventories.
- Stay abreast of developments in the field for more efficient repairs.
- Maintain the highest standards of resident relations.
- Assist the Service Manager with Monthly Preventative Maintenance Sheets.
- Monitor all O &M programs (Asbestos, Lead‑Based Paint, Mold & Fungi), ensuring compliance and proper notification of personnel.
- Document and report O &M activities to ensure full compliance.
- Perform other duties as assigned.
Weekend hours:
On‑call as needed.
Assist in managing 0–8 employees in the absence of the Service Manager, providing overall direction, coordination, and evaluation in accordance with organizational policies and applicable laws.
Safety ExposureThe employee is regularly exposed to moving mechanical parts, toxic or caustic chemicals, outdoor weather conditions, and the risk of electrical shock. Occasional exposure to wet or humid conditions, high places, fumes, extreme temperatures, vibration, and moderate noise levels is expected.
Qualifications- Strong HVAC skills – CFC certification required.
- CPO certification.
- Plumbing, electrical, and carpentry skills.
- Knowledge of SDS and OSHA regulations.
High‑school diploma or GED; or one to three months of related experience and/or training; or an equivalent combination of education and experience.
Certificates, Licenses, RegistrationsCurrent driver’s license, CFC certificate, and CPO certificate (where needed).
