Position Overview

The Building Automation Technician III displays advanced skills and knowledge in the installation, maintenance and repair of mechanical and electronic systems. Performs regular testing, maintenance and troubleshooting of building controls systems and demonstrates skills in specialty systems such as Aircuity, laboratory, and greenhouse controls. This advanced level position works independently or under general supervision at Dartmouth College.

Responsibilities
  • Works on primary control systems, Johnson Controls, Honeywell and Niagara.
  • Maintains integration contact with specialty controls such as laboratory controls, greenhouse controls, Aircuity, Energy Management System, etc.
  • Performs regular testing and maintenance of mechanical systems including assessment and troubleshooting.
  • Verifies equipment is receiving the appropriate control signals.
  • Plans working details and follows schematics, control sequences and wiring diagrams on all equipment and systems.
  • Determines work methods to accomplish assignments such as repairs and/or replacements.
  • Performs according to manufacturer’s specifications, FOM guidelines, trade practices, shop drawings, schematics and control sequences.
  • Performs diagnostic tests on digital systems for campus Central Environmental Control (CEC) system and replace electronic parts as necessary.
  • Maintains systems, components and equipment as determined from work orders, calls from dispatch, or other specific assignments.
  • Adjusts system controls to maintain proper conditions on campus.
  • Maintains record of system installations, repairs, calibrations and tests.
  • Performs in‑house upgrades such as controllers, actuators, thermostats, sensors, etc.
  • Restarts systems after major system failures on campus and building levels.
  • Demonstrates knowledge of Phoenix, Aircuity and other control systems.
  • Works with IT Services and Campus Services Troubleshooters (CSTS) to maintain wiring infrastructure.
  • Demonstrates solid understanding of HVAC equipment and systems operation.
  • Demonstrates solid understanding of HVAC components such as fans, pumps, humidifiers, heat exchangers, heat recovery, terminal units, refrigeration, etc.
  • Troubleshoots and repairs hot/cold calls.
  • Repairs/replaces valves, actuators, controllers.
  • Troubleshoots and assists with repairs of heating/cooling components (e.g., pump).
  • Demonstrates solid understanding of steam systems.
  • Assists vendors with installs, modifications and repairs.
  • Continues further training classes with proprietary vendors.
  • Mentors BAS Tech I and II, instructing junior technicians and allowing qualified technicians to perform work under supervision.
  • Learns from senior technicians by observing procedures, receiving constructive input, and developing skills.
  • Working conditions include ladders, scaffolds, lifts, platforms, bending, climbing, and carrying weights up to 80 pounds; may involve indoor/outdoor, harsh weather, and dangerous environments.
  • Willingness to perform demanding physical activity, work at heights, and handle manual dexterity tasks under strenuous conditions.
Qualifications
  • High school diploma or equivalency.
  • Minimum of six years of relevant experience with Johnson, Honeywell and Niagara control systems.
  • Valid driver’s license and compliance with Dartmouth College Driver Safety and Motor Vehicle Policy.
  • Strong understanding of and ability to troubleshoot pneumatic control systems.
  • Computing skills including basic word processing, email, spreadsheets, and use of the laptop, smartphone, or tablet.
  • Ability to use required hand and power tools, multimeter, light meter, temperature/humidity meter, and other equipment.
  • Ability to document and record issues and procedures.
  • Ability to read and understand building plans and access College data sources for plans and O&M manuals.
  • Ability to follow oral and written instructions, work independently under minimal supervision, exercise sound judgment, and apply strong problem‑solving skills.
  • Strong customer service and communication skills; ability to communicate work to be performed with college employees and building occupants.
