  • Brief Job Description
  • Maintenance Specialist III performs complex building maintenance and construction work, including inspections, adjustments, installations, repairs, and maintenance of buildings and utility systems. Responsibilities also encompass operating motorized equipment, requisitioning supplies, maintaining work order records, and providing training and guidance to others as needed. Work may include driving vehicles and delivering supplies, and involves disaster response or COOP duties.
  • Essential Job Functions
    • Attend work on a regular basis, including rotating, extended, and overtime schedules.
    • Conduct inspections, adjustments, maintenance and repair work on building systems across plumbing, HVAC, welding, carpentry, painting, and electrical trade areas.
    • Use hand tools and equipment safely and efficiently during repairs and inspections.
    • Calculate materials and labor costs, order parts and supplies, and coordinate with vendors.
    • Maintain campus operations by ensuring continuous, safe building and system functionality.
    • Test safety equipment and maintain records on work orders, projects, and requisitions.
    • Operate heavy machinery (e.g., backhoes, forklifts) as required.
    • Provide training and guidance to peers on proper repair and inspection procedures.
    • Participate in disaster response and Continuity of Operations (COOP) activation as needed.
    Knowledge,

    Skills and Abilities
    • Knowledge of building maintenance, mechanical systems, electrical distributions, boilers, painting, carpentry, plumbing, welding, HVAC, sanitation, refrigeration, and safety regulations.
    • Skill in hand tools, power tools, and test equipment.
    • Experience with preventative maintenance, inspections, and estimating materials.
    • Ability to read drawings, schematics, and sketches.
    • Ability to work independently or as part of a team, solve problems, make decisions, and communicate effectively orally and in writing.
    Registrations, Licensure Requirements or Certifications

    Valid Texas driver’s license required (or obtain within 90 days). Out-of-state license holders must provide a certified driving record.

    Initial Screening Criteria
    • Vocational training in electrical, plumbing, masonry, mechanical equipment, locksmithing, painting, motor vehicle maintenance, grounds keeping, equipment maintenance, HVAC, carpentry, welding, or electronic cabling.
    • Or minimum two years’ experience in construction/maintenance/vehicle repair, with at least two trades and six months in each.
    Additional Information
    • Must pass fingerprint background check, pre‑employment drug screen, and registry checks (CANRS, Nurse Aid, Medication Aide, Employee Misconduct, LEIE). Males 18‑25 must register with Selective Service.
    • Applicants must be at least 18 years old (21 for Waco Center for Youth).
    • Flexibility for overtime/extended hours required.
    • Compliance with immunization policy; influenza vaccination may be required or mask usage if unvaccinated.
