Turnkey Developer – Philadelphia, PA
Working hours:
Monday to Thursday onsite;
Friday flexible; balance as needed.
- Responsible for cost estimates of materials, sub‑contractors, equipment, labor, and other construction‑related activities to assist Account Managers in bidding or pricing projects.
- Develop detailed scope based on design‑build scope or plans and specifications for competitive bidding.
- Create detailed cost estimates including system sketches, scope definition, references, preliminary proposal, vendor/sub‑contractor quotes, and points list.
- Collect project data needed to assemble scope and estimate.
- Analyze project needs using plans, specifications, and construction industry knowledge to compile estimates.
- This includes take‑off and pricing of purchased equipment to ensure accurate quantity, size, configuration, voltage, and options.
- Review bid documents, existing conditions, and subcontractor proposals for conflicts and constructability issues.
- Hold pre‑bid meetings with Account Managers to review scope and strategy.
- Identify cost‑saving opportunities or risk items; optimize job costs through vendor negotiations.
- Assist Account Manager with out‑sourced engineering needs and coordinate with Operations/Fulfillment to control cost variations.
- Provide technical support to Trane business, including participation on strategic job acquisition teams.
- Assist and support acquisition and customer satisfaction efforts.
- Four‑year degree in Engineering or Construction Management or equivalent experience.
- 7‑10 years of Project Management and/or HVACR related work experience.
- Experience with construction estimating, project bidding, and/or procurement.
- Working knowledge of mechanical, electrical, plumbing systems, HVAC operation, electrical systems, and temperature controls.
- Understanding of construction methods/practices and ability to communicate with and direct subcontractors.
- Flexibility to work outside normal hours/weekends and occasional travel with overnight stays.
- Valid driver’s license for a minimum of 12 months, with no major or frequent traffic violations in the previous 3 years.
Annual base salary range: $81,800.00 – $.
