As a Leasing Specialist
, you're not just filling vacancies – you're shaping the lifestyle of our residents. You'll be the embodiment of our brand, showcasing the unique features of our properties, forging connections with potential tenants, and ensuring their journey to their dream home is seamless.
This is a Full‑Time position.
Salary range: $57K – $63K + $150 commission/unit
Schedule: Must be able to work 5 out of 7 days per week, TBD
ResponsibilitiesResponsibilities include but are not limited to:
- Greet prospects and positively present the property and amenities to prospective tenants.
- Qualify prospects by covering all criteria (ask questions, utilize completed guest cards, etc.).
- Immediately record all telephone and in‑person visits on appropriate reports.
- Inspect available “market‑ready” units and communicate any related service needs to the Operations Manager/Director of Operations.
- Demonstrate the community and apartment/model, applying product knowledge to meet clients’ needs by communicating features and benefits, and closing the sale.
- Immediately follow up on prospects that did not close, negotiate leasing terms and conditions, and reattempt to close the sale. If unable to assist, refer prospects to affiliated communities to meet their needs.
- Assist with the lease renewal process by communicating with residents, negotiating renewals as appropriate, and completing all required administrative tasks.
- Assist the management team with various tasks as required.
- Maintain a professional and friendly atmosphere in the leasing offices and other areas where prospective and current residents interact.
- Stay aware of local market conditions and trends. Contribute ideas to the property manager for marketing the community and improving resident satisfaction.
- Complete and file Guest Card information forms on all clients, send thank‑you notes, and perform follow‑up.
- Physically inspect the community when on grounds, pick up litter, and report any service needs to the maintenance staff. Inspect move‑outs and vacancies.
- Conduct market surveys and shop competitive communities to stay informed of the market.
- Organize and file appropriate reports, leases, and paperwork.
- 2‑4 years of sales or leasing experience
- Excellent verbal, written and interpersonal communication skills.
- Strong computer skills and knowledge of MS Office required.
- Knowledge of Yardi or a similar property management system preferred.
- Must possess a positive attitude.
- Ability to work a flexible schedule, including evenings and weekends.
- Neat, clean, professional always throughout the workday and/or whenever present at the community.
