Senior Construction Project Manager

Responsibilities

• Coordinate with all project team members including property and facilities management.
• Review plans and specifications for tenant review and permit submission for accuracy and completeness.
• Foster effective relationships internally and externally, including all third parties (consultants, lenders/equity partners, community organizations, architects, tenants, etc.).
• Develop and review landlord and tenant work letters to assist leasing team.
• Create project budget from pre‑development through construction.
• Manage pre‑development activities and project financing tasks, including reporting for institutional partners and lenders.
• Monitor and coordinate the work of all project architects, engineers, and consultants to ensure compliance with the project budget, schedule, and development guidelines.
• Read and understand construction plans from simple retail fit‑outs to full turnkey landlord projects.
• Coordinate and manage design process and related consultants to mandate compliance with tenant design guidelines, sustainability measures, and overall scope design standards.
• Create Requests for Proposals (RFPs) to hire general contractors, engineers, and architects.
• Manage construction bidding/pricing process, vet qualified bidders and level bids.
• Negotiate 3rd‑party construction contracts, working with counsel on related documentation.
• Schedule and attend all design and construction meetings, implementing action items.
• Provide owner’s‑representation construction‑management oversight during construction.
• Review and approve project close‑out documents including contracts, as‑builds, punch lists, permits, lien waivers, and final payments.
• Assist property team with complex facility‑related items such as roofs, fire alarms, and HVAC as needed.
• Oversee large property Cap Ex projects such as paving, roof replacements, etc.
• Perform other duties as assigned.

• Minimum 5 years of commercial construction experience including retail, food & beverage, and residential projects.
• Excellent computer skills with emphasis on Word, Excel, PowerPoint, MS Project, and software such as Pro Core.
• Bachelor’s Degree in engineering, architecture, construction project management, business, or equivalent.
• Maintain professional image and attitude in keeping company objectives.
• Excellent organization, communication, and administration skills.
• Ability to prioritize work assignments, adapt to changing priorities, and multitask with ease.
• Self‑motivated and able to complete projects independently and in a timely manner without excessive oversight.
