For more than a decade, Island Exterior Fabricators (IEF) has operated as a privately owned practice specializing in the delivery of bespoke, high-performing prefabricated facade systems. Our 50-acre manufacturing campus is headquartered in Calverton, New York, and supported by design and engineering offices in Manhattan, Boston, and Hartford.

Our organization is fully self-sustained, supported by state-of-the-art equipment and facilities that enable us to deliver a high-quality product. Our production capabilities, installation network, and bonding capacity allow Island to complete large-scale, complex projects in a timely, efficient manner.

Job Summary:

As a Sr. Project Manager at IEF, you will be accountable for leading the planning, execution, and delivery of complex facade construction projects. This role ensures that projects are completed on time, within budget, and to the specified quality and safety standards. The Sr. PM coordinates cross-functional teams, manages client relationships, and oversees subcontractor performance from pre-construction through closeout.

Accountabilities:

· Lead the development of project work plans, schedules, budgets, and resource allocations. Coordinate facade-specific installation strategies and logistical considerations.

· Serve as the primary point of contact for clients, architects, and consultants. Ensure clear communication, alignment on deliverables, and resolution of issues.

· Manage internal project teams and delegate tasks effectively. Mentor junior staff and foster a culture of accountability and continuous improvement.

· Administer contracts, track scope changes, and manage risk and claims. Ensure compliance with contract terms and support negotiation of change orders.

· Oversee facade design intent, fabrication drawings, and coordination with structural, waterproofing, and other envelope trades. Resolve field conflicts and approve installation methods.

· Monitor project budgets, forecasts, and cost control measures. Approve invoices, manage cash flow, and prepare monthly reporting packages.

· Enforce project safety plans and quality control standards. Ensure adherence to all applicable codes, permits, and company policies.

· Manage punch lists, warranty documentation, and client handover procedures to ensure a smooth project closeout.

Authorities:

· Approve project schedules, budgets, and procurement plans within defined thresholds

· Negotiate and approve orders with subcontractors and suppliers

· Make staffing decisions within the project team and delegate tasks to direct reports

· Approve timecards, expense reports, and leave requests for project staff

· Escalate unresolved risks or conflicts to executive leadership for support

Minimum Qualifications:

· Bachelor's degree in construction management, Engineering, Architecture, or related field

· Minimum 8–10 years of project management experience in commercial construction, with a strong emphasis on facades or curtain wall systems

Proven ability to manage large-scale facade projects from start to finish

Excellent leadership, communication, and negotiation skills

Proficiency in project management software (e.g., Procore, MS Project, Primavera)

Salary Range: $135,300 – $169,200
