Summary

The Asset Manager supports the successful operation and long‑term health of the installation’s housing portfolio. The role ensures that the portfolio’s financial performance, compliance obligations, property management, and residents’ experiences remain on track both day‑to‑day and year‑over‑year. Working closely with installation leadership, the property management team, and the Project Director, the Asset Manager helps deliver safe, high‑quality homes and services for military families while planning for future reinvestment needs.

The Asset Manager position includes responsibilities spanning office work, field duties, and stakeholder management. The role monitors operational performance by reviewing budgets and business plans and routinely inspects the property to ensure capital and maintenance activities remain on schedule. The Asset Manager further serves as the primary advisor to the Project Director in matters of stakeholder relations (military installation and local community), property management, and compliance, providing operational guidance and facilitating coordination across property management, development, and construction teams who may be operating at the project.

The annual salary range is $112,600 - $167,800

Responsibilities & Duties

  • Oversees compliance with the project company operating documents, project budget, and business plan.
  • Provides development oversight in support of the Project Director and ensures the project company meets its obligations to Centinel.
  • Provides annual, quarterly and ad hoc reporting to the project company and its constituents (i.e., Centinel and property management) on the operation, management, financial performance, and maintenance of the property, including progress on construction or capital improvements and any variances from the approved budget and business plan.
  • Works with the service branch (Army or Air Force) to review, update, and recommend the annual project budget and business plan for project company approval.
  • Supports development activities by conducting financial analyses and ensuring compliance with operative documents and lender or government requirements.
  • Serves as a liaison with installation leadership and housing offices and acts as the primary point of contact for the client (Army or Air Force) on all matters related to the operating documents.
  • Coordinates responses, procedures, and activities with the client as required.
  • Acts as the primary contact for the Indenture Trustee under the Private Loan Documents, coordinating communication, procedures, and required actions with the private lender in alignment with the project operating documents.
  • Leads short‑and long‑term renovation and reinvestment planning efforts.
  • Balances client expectations with private‑sector financial goals by evaluating the scope, timing, and return on investment of renovations, new construction, and energy‑efficiency projects.
  • Provides strategic oversight of property management by reviewing key performance indicators (KPIs) such as occupancy rates, waitlists, maintenance response times, maintenance quality, resident satisfaction and issue resolution.
  • Monitors and manages operating expenses within authorized budget parameters, including emergency expenditure limits established by the project company.
  • Identifies financial, operational, and compliance risks and escalates material issues to the Project Director with recommended mitigation strategies.
  • Accountable for managing insurance claims and ensuring timely close-out of claims.
  • Also conducts periodic assessments – at least annually – of the property’s insurance needs, including the development and implementation of plans to address those needs.
