Base pay range

$32.45/hr - $48.70/hr

Major Responsibilities
  • Provides effective supervision and management of the associates assigned to the Facilities Department.
  • Actively participates as a member of the Utilities Management Sub-Committee and/or EOC Fire Prevention Committee and supports the utility management plan.
  • Collaborates with the department manager on hiring, progressive discipline, rewards and recognition of associates; establishes goals and quality standards for the facilities department and regularly reports on goal attainment status.
  • In the absence of the department manager, acts as the primary contact to address hospital or emergency personnel inquiries.
  • Establishes work schedules to ensure proper coverage and provides guidance on the use of contractors to supplement department work; approves overtime as warranted and edits time cards.
  • Prioritizes and schedules associates to perform corrective, preventative, and predictive maintenance; leads onboarding for orientation and training of the facilities team to increase knowledge, skills, and proficiency.
  • Inspects work for high quality standards and provides regular performance feedback; drafts annual performance appraisals.
  • Provides timely and accurate recommendations for the annual operating budget and the five-year infrastructure capital plan.
  • Manages expenditures to meet department budget goals.
  • Oversees administrative actions required of the assigned team.
  • Establishes, monitors, and improves standard operating policies and procedures for general building facilities and assigned equipment, including beds, TVs, automatic doors, medical gas outlets, dietary equipment, lock and key inventory, vehicles, and magnetic door locks to optimize reliability, efficiency, safety, and occupant comfort per department policies and procedures.
  • Ensures facilities operations associates respond to building occupant requests promptly and professionally; manages zone maintenance proactive rounding and updates requesters on corrective actions and service requests.
  • Responds to alarms in a timely manner and uses trending reports to optimize operation.
  • Organizes and maintains accurate records in the CMMS for equipment startup, failures, problems, work in progress and completed work; establishes room and equipment rounds and standing instructions to ensure equipment operates properly; investigates abnormalities and takes appropriate action.
Preventive Maintenance & Inspections
  • Establishes, monitors, and improves the preventive maintenance and inspection program for building systems and assigned equipment per manufacturer recommendations and regulatory standards; includes PM work by service vendors.
  • Ensures facilities associates and vendors complete assigned PMs by established deadlines; inventories new areas and equipment and documents PM tasks in CMMS; maintains regulatory documentation for easy retrieval and audit.
  • Takes action on problems found during PM inspections using CMMS to track resolution; supervises the quality of work by facilities associates and vendors; identifies significant problems and proposes actions to the Maintenance Operation Manager in a timely manner.
  • Maintains clean, safe, and professional appearance of assigned equipment and zones.
General Maintenance & Supervision
  • Supervises general building maintenance systems and equipment repairs, including work by vendors; troubleshoots equipment problems to determine root cause and timeliness of resolution.
  • Provides assistance to all building operations associates and coordinates utility outages to minimize impact to hospital operations; oversees approval and funding of vendor repairs.
  • Ensures facilities associates and vendors follow safety and infection control procedures. Education/

    Experience:

    High School Diploma.

Experience & Certifications
8+ years maintenance and/or construction experience in a large healthcare, hotel, institutional, or manufacturing facility.
