Property Accountant
- Commercial Real Estate
We are seeking a detail-oriented Staff Accountant to support our commercial real estate accounting team. The Staff Accountant will manage general ledger activities, prepare CAM reporting and budgets, perform lease abstracting, and assist with month-end close and financial reporting. This role is essential to ensuring accurate property-level accounting, timely tenant billing, and reliable budgetary projections to support property operations and investor reporting.
Key Responsibilities
- Prepare and maintain general ledger entries, reconciliations, and month-end close tasks for assigned properties.
- Prepare and deliver CAM (Common Area Maintenance) reports, reconciliations, and tenant billings on a regular basis.
- Lead CAM budgeting processes: develop budgets, forecast CAM expenses, track actuals, and analyze variances.
- Perform lease abstracting and maintain accurate lease data (critical dates, rent schedules, expense responsibilities, and escalation clauses).
- Reconcile tenant accounts, security deposits, and lockbox/bank statements; resolve billing and payment discrepancies.
- Assist with preparation of property financial statements, management reports, and investor deliverables in accordance with company policies and GAAP.
- Support annual audits and tax filings by preparing schedules, responding to auditor requests, and maintaining organized documentation.
- Collaborate with property managers, asset managers, and third-party vendors to gather information and resolve accounting issues.
- Continuously improve accounting processes, controls, and documentation to increase efficiency and accuracy.
- Utilize accounting software and spreadsheets to manage data; support migration or system improvements as needed. (Yardi experience is a plus)
Qualifications
- Bachelor’s degree in Accounting, Finance, or related field preferred.
- Minimum of 2-4 years of accounting experience, with proven experience in commercial real estate accounting.
- Solid accounting fundamentals and general ledger experience.
- CAM reporting experience preparing CAM reconciliations and tenant billings.
- Ability to review leases and extract key financial and operational terms.
- Building, forecasting, and analyzing CAM budgets and variances.
- Familiarity with CRE operations, billing practices, and property-level accounting.
- Proficient in Microsoft Excel, including pivot tables and advanced formulas.
- Strong attention to detail, organizational skills, and ability to manage multiple properties and deadlines.
- Excellent written and verbal communication skills and the ability to interact with property managers and vendors.
- Experience with Yardi or other CRE accounting systems preferred.
- CPA or progress toward CPA is a plus.
