Overview
Avalon Bay Communities, Inc., an equity REIT, develops, redevelops, acquires, and manages apartment homes in some of the best U.S. markets. This Maintenance Technician II role supports the maintenance team in Miramar, Florida, ensuring that community properties remain in excellent condition and residents enjoy a superior quality of living.
Responsibilities- Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
- Complete assigned service requests and repairs to company and equipment standards in a timely manner.
- Ensure vacant apartment homes are rent‑ready promptly and perform turnkey work as required.
- Conduct apartment preventative maintenance.
- Assist in painting interior and exterior surfaces.
- Maintain an incident‑ and injury‑free safety culture by following Avalon Bay safety policies and reporting unsafe conditions.
- Perform hot works, including brazing, soldering, and welding within Avalon Bay standards.
- 2–3 years of maintenance experience with knowledge in HVAC, plumbing, electrical, and general repair work.
- A valid driver’s license.
- Ability to accommodate an on‑call schedule in rotation each month.
- Strong customer‑service communication skills with associates and residents.
- Ability to read and understand policies such as Key Control, Apartment Turnover, and Maintenance Emergency procedures.
- Proficiency in identifying cleaning and chemical supplies, reading Hazard Communication Safety Data Sheets (SDS), and applying chemicals safely.
- Knowledge and proper use of personal protective equipment (PPE).
- Basic understanding of emergency systems, shut‑offs, locations, and sequence of operations.
- Demonstrated knowledge of paint types and paint tools.
