The Project Manager 1 provides overall direction and leadership for a project or portion of a larger project, implementing and managing project operations and administration, and building lasting relationships with clients, design teams, and subcontractors in support of JE Dunn’s strategy, vision, and values.

This Project Manager role will travel to assigned Advanced Industries projects nationwide.

• Lead all aspects of the project’s safety culture and promote an injury-free environment; investigate safety incidents and retrain staff as needed.
• Manage the prestart process and support the preconstruction team, including quantity takeoff, trade coordination, scope development, bid package development, schedule development, bid list creation, and bid advertisement.
• Lead the buyout schedule, verify pricing and scope, identify successful bidders, assess gaps against initial scope, and manage subcontract issuance.
• Manage submittal schedule setup; review and approve shop drawings and samples prior to submittal to architects or engineers; ensure approved submittals are returned to subcontractors per project schedule.
• Coordinate with Logistics to obtain pricing on materials and equipment.
• Consult with risk management to ensure subcontractor bonding and insurance requirements; provide ongoing risk analysis throughout the project lifecycle.
• Coordinate stakeholders (subcontractors, owner, field, design team, vendors, etc.) and disseminate change requests for pricing and schedule input; evaluate subcontractor pricing for accuracy.
• Prepare, submit, and obtain owner/architect approval for change requests.
• Lead meetings (monthly project reviews, progress meetings, Owner-Architect meetings) and manage the monthly subcontractor and owner pay application process.
• Develop and update the project schedule with input from the project team and apply Lean principles as appropriate; manage materials, labor, and procurement to meet the schedule.
• Identify potential schedule impacts (scope, weather, manpower, changes) and facilitate mitigation plans.
• Provide written documentation for decisions affecting budget, schedule, legal, quality, and safety; use current best practices for documentation.
• Provide regular reporting and analysis to communicate project status and profitability; prepare monthly cost and margin forecasts with input from the superintendent and project team; participate in budget development and monitor costs against budget.
• Lead the overall project closeout process using best-practice standards and tools (punch list, financials, subcontracts, warranties, etc.).
• Interface with region/company legal counsel as appropriate.

• Ability to apply construction management fundamentals to projects; thorough knowledge of project processes and how each supports successful completion.

• Construction technology proficiency (advanced).
• Scheduling software proficiency (advanced).
• Ability to apply Lean process and philosophy (intermediate).
• Budget management, profitability optimization, and generating future work through relationships.
• Ability to build relationships with team members beyond a single project.

• Bachelor’s degree in construction management, engineering, or related field. In lieu of the above, equivalent relevant experience may be considered.

• 5+ years of construction management experience.
• Valid and unrestricted driver's license required.
• Must be able to lift up to 25 pounds.
• May require periods of travel and/or relocation, and willingness to work non-traditional hours to meet project needs.
