Facility Services Director

Position Summary

The Facilities Services Director is responsible for overseeing all maintenance, landscaping, and janitorial operations to ensure the safety, functionality, and efficiency of facilities and equipment of 54 acre property. This role involves strategic planning, budgeting, team leadership, and compliance with regulatory standards. The ideal candidate will have strong technical expertise, leadership skills, and a proactive approach to preventive maintenance.

• Develop and implement a comprehensive maintenance strategy for facilities and equipment.
• Lead, train, and manage the maintenance, janitorial, landscape team to ensure high performance and adherence to safety standards.
• Oversee preventive and corrective maintenance programs to minimize downtime and extend asset life.
• Manage maintenance budgets, control costs, and ensure efficient resource allocation.
• Ensure compliance with all local, state, and federal regulations, including safety and environmental standards.
• Coordinate with other departments to support operational needs and resolve technical issues promptly.
• Maintain accurate records of maintenance activities, inspections, and repairs.
• Evaluate and implement new technologies and processes to improve maintenance efficiency.

• Bachelor’s degree in Engineering, Facilities Management, or related field (or equivalent experience).
• Minimum of 5-10 years of maintenance experience, with at least 3 years in a leadership role.
• Strong knowledge of mechanical, electrical, and HVAC systems.
• Excellent leadership, communication, and organizational skills.
• Proficiency in maintenance management software and Microsoft Office Suite.
• Ability to manage budgets and analyze data for decision-making.

• Ability to read and understand operating instruction manuals, cautionary labels, maintenance request forms, respond to written instructions from staff and residents
• Ability to communicate both verbally and electronically with staff, to understand and diagnose maintenance needs
• Able to use personal vehicle to pick up parts and supplies
• Ability to solve maintenance issues and complete repairs effectively

Must be skilled and knowledgeable in the proper usage of the following:

• Hand tools: hammers, saws, drills, etc.
• Power Tools: drills, saws, jack hammers, etc.
• Moving Equipment: hand trucks, dollies, ladders, etc.
• Large Residential Building Maintenance
• Commercial Building Maintenance
• Pools & Landscaping

While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is exposed to a variety of extreme conditions at job sites. The noise level in the work environment and job sites can be loud.

• Prolonged periods sitting at a desk and working on a computer.
• Must be able to lift 50 pounds at times.

This is full-time position with no set schedule. Weekend and holiday work is required when necessary. Subject to after-hours emergency calls. Requires a commitment to working long hours. 45 hours per week, realistically during high demand periods 50 – 60 hours per week.

Salary commensurate with experience and qualifications.
