The Role
The Quality Control Technician (QCT) is responsible for the oversight of quality assurance related to service request data review and service request completion follow-up within the service request/work order management database (YARDI), as directed by the Facilities Manager/Director.
What You’ll Be Doing- Responsible for 100% review and follow up on all work orders categorized in YARDI software as Life, Health, Safety (LHS). Work closely with Work Order Service Center Coordinators to ensure status and notes for all LHS categorized Work Orders are updated daily.
- Responsible for 100% work quality review on all maintenance tech/contractor work orders related to LHS and Emergency/Urgent work order. Review quality of work to include ensuring relevant photos and inspection notes are uploaded to each work order. Work closely with Coordinators to ensure accurate notes/photos are added immediately after each review.
- Review quality of work and inspection of Contractor/Subcontractor work, as coordinated with Facilities Manager/Director. Document inspections within each work order, including notes and photos.
- Inspect all work to meet specific industry standards goals and benchmarks. Ensure all work meets those standards.
- Ensure workmanship is completed to standard; if not, bring to FM/FD attention and ensure correction.
- Retrieve and enter data into/from YARDI throughout the quality control process and communicate findings to Facility management as necessary.
- Coordinate steps associated with specific service request classifications (e.g., moisture related), scheduling, inspecting, and working with Air Force Military Housing Office (MHO) partners on a regular basis, inspecting COM homes for quality control standards.
- Perform other duties as assigned.
Regularly use hands to manipulate tools, equipment, supplies and office equipment; frequently stand, reach, climb, balance, and stoop; sit and stand to do clerical work; regularly lift and move equipment and supplies up to 75 lbs.
Typical Work ConditionsWork is performed in a maintenance/office/residential home environment, frequently interacting directly with other staff members, contractors and residents during the workday.
Who We’re Looking For- High school diploma or GED
- Minimum of 10 years maintenance experience
- Experience in residential construction, facility maintenance, property management, contract oversight or home inspection
- Solid computer skills
- Demonstrated strong customer service skills
- Advanced knowledge in at least one of the following disciplines: electrical, plumbing, HVAC, carpentry
- Ability to diagnose problems
- Ability to perform quality control inspections on work and repairs completed
- Demonstrated ability to train on skill trades
- Strong written and verbal communication skills
- Strong time management skills
- Ability to provide guidance and training to technicians
- Ability to travel up to 10% of the time
- Possession of a valid state-issued driver’s license and safe driving record required
