GeneralJob Summary
Perform inspections during construction to ensure compliance with building code, zoning, and safety regulations. Interpret regulations and codes to builders and property owners and assist them in altering construction plans to meet established standards. Perform electrical, plumbing and mechanical inspections to ensure compliance with national, state and local codes.
Essential Functions- Inspect properties and buildings under construction for compliance with setbacks, size, height, subdivision conditions of approval and general zoning regulations (on an as‑needed basis);
- Review construction projects at completion for issuance of certificate of occupancy;
- Inspect buildings under construction and existing buildings for compliance with the appropriate codes and ordinances;
- Assess safety and habitability of buildings and structures after an emergency or damage;
- Explain regulations and codes to builders and property owners to assist them in altering construction plans to meet established standards;
- Review and interpret codes and ordinances, recommending changes and additions as needed;
- Regularly conduct weekly public consultation hours;
- Review and study uniform codes to stay abreast of changes;
- Prepare and maintain records of plans, inspections, letters and reports prepared or used in connection with all building inspections;
- Maintain the Building Department permitting and inspection database according to state records retention laws;
- Follow up on all conditional and temporary approvals;
- Ensure completion of building inspections within the timelines established under state law;
- Notify the Building Official of any known State Construction Code violations and assist with enforcement;
- Work with other city departments to coordinate plan approval and building code‑related issues;
- Maintain the daily inspection schedule;
- Review and prepare inspection reports;
- Perform related duties as required.
- Graduation from high school and two (2) years of experience in a related field or an equivalent combination of education and experience.
- Must possess and maintain a valid Utah State driver's license with periodic verifications by the City;
- Must be licensed as a Combination Inspector for the State of Utah. Can be underfilled as a Limited Inspector I, with required passing certification within six (6) months (city’s probationary period).
- Excellent interpersonal communication skills and ability to develop and maintain effective working relationships with contractors, co‑workers, officials, and the public;
- Considerable knowledge of the Utah State Construction Code as adopted under Title 15A of the Utah Code;
- Considerable knowledge of current building construction methods, materials, tools and equipment;
- Ability to detect hazards and violations and detail what the codes require during field inspection work;
- Ability to enforce regulations with firmness, tact and impartiality in field inspection work;
- Communicate effectively verbally and in writing; ability to read and accurately interpret plans and specifications of any complexity, and to compare them with construction in progress;
- Must have working knowledge of zoning codes, business licensing and other governmental functions;
- Ability to operate a computer, Microsoft Office products, and other city software necessary to access, review, and store files;
- Talking, hearing and seeing or other effective communication is essential to job performance;
- Mental application utilizes memory for details, emotional stability and discriminating thinking common to most job functions.
