The Maintenance Technician is responsible for assisting with the propertys maintenance processes, including corrective, preventative, routine, emergency, and cosmetic maintenance. This role supports the make-ready process under the supervision of the Maintenance Supervisor and Community Manager.

• Community maintenance and daily onsite presence
• Respond to resident/management requests and work orders for common areas, buildings, and units in a timely manner
• Complete repairs and replacements necessary for community areas and units
• Assist with scheduling and performance of maintenance/repair-related turn events
• Assist in daily exterior cleanup of the community (grounds, breezeways, and common areas)
• Perform swimming pool maintenance, cleaning, and maintain chemical logs
• Inspect grounds, buildings, and features daily to identify and correct hazardous conditions
• Maintain preventative maintenance program to extend life of the community and minimize future repairs
• Understand and follow Asset key policy; maintain a stocked maintenance shop and adhere to safety standards and OSHA guidelines
• Assist in hazard communications and promote safe work practices
• Participate in unit inspections as requested
• Assist with inventory monitoring of equipment and supplies
• Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, and make-ready status
• Assist with upkeep, maintenance, and cleaning of office, common areas, and model unit
• Report violations of community rules to the Maintenance Supervisor or Community Manager
• Participate in on-call emergencies at the community
• Use property resources, equipment, and supplies economically
• Support additional tasks as directed by the Maintenance Supervisor and Community Manager
• Customer & Resident Relations: provide excellent service and monitor service request turnaround
• Project a favorable image of the community to achieve property objectives
• Ensure consistent communication with residents on all matters
• Enforce community policies as delegated by the supervisor

• High School Diploma or Equivalent
• Ability to understand and perform on-site software functions; basic computer skills required
• Basic knowledge of Fair Housing Laws and OSHA requirements

• Frequent movement to accomplish tasks; ability to stand, walk, and perform duties in various environments
• Climb ladders, stairs, and work in confined spaces; lift and move objects 100+ lbs; operate tools and equipment
• Work outdoors in varying weather; ability to work overtime, weekends, and on-call property emergencies

• Must have reliable transportation due to the emergency on-call requirement

Compensation
:
Salary Range: $23 per hour to $27 per hour. Our total rewards package includes benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and performance bonuses where applicable. Full-time employees also receive paid sick days and company holidays.
