PRIMARY
PURPOSE:
(A brief summary of this position’s most significant responsibilities or duties)
Serves as a member of the Management Team and works to enhance the value of the Company’s properties.
Responsible for maintaining building operations for all Company properties. Plan and execute initiatives to assure business continuity, maximize building efficiency, maximize equipment life, achieve compliance with local ordinances, and enhance the physical appearance of the properties.
Supervises the Building Maintenance Staff. Project management and construction management of building projects and tenant buildouts. Identify and implement building efficiency measures. Manage contractors and vendors for all company owned properties.
Assist with budgeting and capital planning. Works with inspectors and other representatives of governmental agencies when necessary.
Minimum Qualification Requirements- Working knowledge of commercial building systems
- Ability to manage capital projects, contractors, and vendors
- Experience in capital planning, preventative maintenance, budgeting, and contract negotiation
- 3 years supervisory experience in construction or facilities maintenance
- MS Office skills
- Supervises the Building Maintenance Staff and schedules personnel and activities to meet operating requirements.
- Determines staffing requirements, interviews, hires, trains new employees, and oversees personnel processes.
- Plans and prioritizes maintenance and repair activities.
- Prepares work orders, provides cost estimates, and orders parts and materials for jobs and projects.
- Monitors job performance and development of staff.
- Develops and maintains a manual for maintenance processes and procedures.
- Ensures compliance with OSHA safety requirements for staff, tenants, and general operation of the properties.
- Conducts inspections, identifies deficiencies, and develops corrective actions.
- Obtains cost estimates and competitive bids, develops project scope, and negotiates contracts.
- Oversees construction projects on all company properties.
- Works with Leasing Agents to prepare estimates and procure construction bids for tenant buildouts and landlord delivery conditions.
- Performs pre‑construction and post‑construction walkthroughs with Leasing Agents and tenants.
- Prepares work orders for building maintenance.
- Orders parts and materials for jobs and projects.
- Maintains files and records for ongoing projects and properties.
- Assists the Property Manager with development of annual operating budgets and capital plans.
- Assists the Property Manager with development of emergency procedures for company properties.
- Reports to SPM on all building projects and operational issues.
- On‑call 24/7 and frequently the first person responding to emergency situations affecting a property.
- Conducts regular property inspections.
- Develops and executes a preventative maintenance plan for mechanical, electrical, HVAC, plumbing, fire suppression, vertical transport, and structural building systems.
- Prepares project scope of work, conducts RFPs, and negotiates estimates or competitive bids for maintenance and repair projects.
- Inspects and reviews maintenance and repair projects to ensure they are completed on time, efficiently, safely, and meet quality standards.
- Oversees inventory control and procurement of materials, tools, and equipment.
- Works with consultants to perform tenant design review.
