Unique Resort Elements:
The resort opened in 1996 as The Ihilani Resort and Spa. In 1999, Marriott managed the resort as the JW Marriott Ihilani Resort and Spa, closing March 10, 2015. The resort underwent a $500 million‑dollar renovation before opening in 2016; adding 2 pools totaling 3 guest pool making it the first luxury resort outside of Honolulu on O’ahu. The resort operation includes 370 guestrooms, 7 F&B outlets, extensive meeting space of 100,000 sqft of indoor outdoor along with an incredible 35,000 sqft Naupaka Spa & Wellness.

2018 saw the rebranding of ‘Fish House’ restaurant with MINA Group. Henderson Land (Intco Investments) acquired full ownership in November 2020 with Martin Lee buying out interests of Ko Olina Masterplan Developer Jeff Stone (TRG). With previous Asset Management firm, MSD Capital resigning in October 2020. The resort recently introduced a new Club Lounge experience and is currently undergoing room renovations, along with advanced discussions with Ownership regarding significant capital improvements — including the breakfast buffet area, Noe restaurant interior, and Naupaka Spa & Wellness, to name a few.

The property is currently for sale, with Ownership engaged in active discussions aimed at identifying and securing a new partner.

View of Needs

The candidate should have and display intellectual and emotional maturity. Ability to effectively meet expectations with multiple stakeholders, including owners, clientele, and team. Strong preference in someone who has undergone renovations as the resort has active renovations and capital projects taking place. Focus on constant improvements and upkeep needed for a 30‑year old building. Ability to manage FFE/Capex reserve — identifying projects impacting both guest and employee experiences and reviewing with Capital committee for approvals and planning.

Ability to fluidly work with a dynamic Ownership group that is a local multi‑generational family business that is heavily integrated with the local community. Retain non‑union status of the property. Ownership is closely involved and supportive. Needs to manage up as well as down very effectively. Be a leader in the community. Ability to embrace the Hawaiian Culture and support sense of place initiatives at both Guest and Employee Levels.
