Pay
This range is provided by Hawaiian Building Maintenance. Your actual pay will be based on your skills and experience — talk with your recruiter to learn more.
Base pay range: $80,000.00 / year to $82,000.00 / year.
We are currently looking for a candidate with HVAC experience, particularly in handling chillers and cooling towers, and knowledge of HVAC‑Energy Management Systems (EMS). Hands‑on maintenance experience is essential and should include troubleshooting, project management, and basic skills in plumbing, electrical work, carpentry, masonry, and painting/drywall. The ideal candidate is highly organized, capable of multitasking, possesses excellent administrative skills, manages workers and project scheduling, and demonstrates strong communication abilities, including effective interaction with customers.
All candidates must successfully complete a background check, have a valid driver’s license, and own a reliable vehicle.

Key Responsibilities
• Manage the overall activities of the site and/or projects, including the personnel performing the work. Establish work performance standards and standard operating procedures (SOP’s).
• Elevate major issues to executive management within 24 hrs. of the occurrence.
• Work efficiently to maintain good time management and minimize time needed to complete the work. Maintain logs of errors as required.
• Maintain and foster good working relationships with customers, vendors, contractors, and team members to promote a cooperative and harmonious working environment.
• Correct performance issues for personnel, technology and processes.
• Maintain budgets and standards for the site. Any work completed by outside vendors must first be approved by the property manager. Participate in all defined account status meetings.
• Periodically inspect all aspects of the site to ensure that the premises are aesthetically attractive and well maintained.
• Manage inventory and equipment usage.
• Troubleshoot and correct maintenance, mechanical and/or electrical errors as needed. Take prompt action to correct any potential hazards to ensure safety compliance.
• Train security personnel in technical operation of fire alarm, building security, irrigation sprinklers, light outages, and any other equipment necessary for safety and security reasons.
• Check daily: cooling towers, chillers, pumps, compressors and all mechanical equipment.
• Check periodically: air handlers, exhaust fans, timers, etc.
• Maintain and monitor work schedules and time sheets.
• Create, prepare, edit and approve reports on the status of the account as requested or under defined time periods.
• Write and issue discipline, following HR concurrence, to notify and correct employee behaviors and performance.
Skills and Qualifications
• High School Diploma, GED, or an equivalent credential.
• A college degree in Engineering, Business, or a related field is preferred.
• EPA Universal Certification preferred.
• Must be available to work 24/7, including on‑call duties, weekend shifts, and responding to emergency calls/projects as necessary.
• Strong ability to communicate effectively in English (read and write).
• Previous experience in management/supervision along with engineering/maintenance skills is essential.
• Exceptional attention to detail.
• Excellent public relations skills, along with strong oral and written communication abilities.
• Knowledge of basic building maintenance and proper use of power tools is necessary.
• Physically capable of lifting over 50 lbs., standing for extended periods, and performing activities such as stretching, kneeling, bending, crawling, and climbing.
Schedule
Monday – Friday: variable. Must be available on weekends and holidays; subject to events and meetings.
Compensation
$80,000 – $82,000 per year.
