Kamehameha Schools (“KS”) is hiring a Director, Asset Management who will be responsible for the strategic management and value creation for KS' Hawai'i real estate portfolio (ʻĀina Pauahi) on the islands of Oʻahu, Maui, and Molokaʻi.
Assets comprise commercial ground‑leased and space‑leased assets, residential investment properties, agriculture, and conservation assets. The ideal candidate will work closely across the ʻĀina Pauahi functional divisions and KS business lines to manage, develop, transact, and advocate for policy that advances financial and non‑financial returns of the portfolio. As part of the ʻĀina Pauahi leadership team, periodically reviews and revises the portfolio strategy to ensure an appropriate risk‑adjusted rate of return is achieved for KS, and acts, both directly and through delegation to Asset Managers, as the owner’s representative on all matters relating to assigned assets within the limits of authority.
The ideal candidate has experience in Planning and Strategy Development, Operations and Management, Community Relations/Market & Property Intelligence, and Financial Management and Reporting. This position is primarily located on the island of Oʻahu and reports to the Senior Director, Asset Management.
Oversees the strategic management and value creation of a region(s) of Kamehameha Schools' (KS') Hawaiʻi real estate portfolio (ʻĀina Pauahi), comprising of commercial ground‑leased and space‑leased assets, residential properties, agriculture and conservation assets. Works closely across the ʻĀina Pauahi functional divisions and KS business lines to manage, develop, transact, and advocate for policy that advances financial and non‑financial returns of the portfolio.
As part of the ʻĀina Pauahi leadership team, periodically reviews and revises the portfolio strategy to ensure an appropriate risk‑adjusted rate of return is achieved for KS, and acts, both directly and through delegation to Asset Managers, as the owner’s representative on all matters relating to assigned assets within the limits of authority.
Serves as the primary regional leader of KS real property asset efforts, including but not limited to facility access, supporting and developing asset and strategic resource plans that achieve an optimal balance of educational, cultural, environmental, community, and economic values. As part of the ʻĀina Pauahi leadership team, periodically review and revise the statewide and regional portfolio asset plan and strategy.
The portfolio plan should emphasize selection of markets, property types and operating strategies, opportunity and threat analysis, strategic positioning of assets, marketing and leasing strategies, capital structure, operating strategies, cash flow forecasting, return on investment analysis, valuation, investment and sale timing (as appropriate) and performance metrics. Provides input to property‑specific or area‑specific redevelopment plans/asset plans, including capital deployment strategies, prioritization of development projects, capital plan and budget, identification of partnership opportunities, and performance metrics.
Assists with portfolio‑level and property level risk mitigation strategies to reduce volatility of returns.
Primary leader for optimal management of a diverse regional asset portfolio; seeking to maximize financial returns and community relationships, while controlling expenses and risk.
