Job Summary: Performs various maintenance tasks involving construction and alteration repairs of NHG buildings and equipment. Plans and lays out work in accordance with drawings, sketches, blueprints, and own knowledge of construction or needed repairs.

Responsibilities

Duties and Responsibilities:

  • Performs work in at least three of the following trades in the maintenance and repair of buildings and related fixtures:
  • Plumbing: Makes plumbing repairs to sinks, faucets, commodes, tanks, urinals, P-traps, shut-off valves, washing machines and water supply. Installs water heaters, garbage disposals, faucets, and sinks. Plans and lays out routing, placement, slant, slope, fall, and operation of systems and equipment. Installs, modifies, and repairs systems by locating and tapping main lines, setting up routes, placing openings, and installing valves, traps, and unions for proper operation.
  • Washer/Dryer repair: Performs routine maintenance on washers and dryers, including cleaning lint ducts and vents, replacing hoses and fittings, and referring more complex problems to supervisor.
  • Heating, Ventilation and Air Conditioning (HVAC): Recognizes cause of faulty equipment and makes repairs on a variety of HVAC units. Installs equipment for domestic and commercial refrigeration and air conditioning units, and plans repairs from oral instructions, blueprints, and work orders.
  • Electrical: Repairs by removing, replacing, tightening, splicing, soldering and insulating defective wiring, controls, and fixtures. Replaces ballasts, bulbs, tubes, and may install or repair electrical systems incidental to facilities maintenance. Interprets wiring diagrams and uses basic test equipment to locate issues.
  • Carpentry: Builds and repairs wood structures and items requiring close tolerances. Interprets drawings and specifications, plans layouts, and carries out projects from initial layout to completion.
  • Painting: Applies coating materials using brushes, rollers, spray guns, and other devices to achieve required texture, finish, and thickness.

Performs other related duties as assigned.

Qualifications

GENERAL

EXPERIENCE:

One year of experience that provided knowledge of general maintenance practices involving upkeep of buildings, grounds, fixtures, equipment, etc.

SUBSTITUTION OF EDUCATION FOR

EXPERIENCE:

One year of high school education may be substituted for 3 months of general experience up to a High School Diploma or GED for one year of general experience.

SPECIALIZED

EXPERIENCE:

Three years of general maintenance work involving a variety of trade practices (air conditioning and refrigeration, electrical, plumbing, carpentry, painting, etc.). Includes knowledge of safety and environmental rules and regulations.

PHYSICAL REQUIREMENTS: Standing, stooping, bending, kneeling, climbing, and work in tiring positions. Frequently lifts and carries material weighing up to 50 pounds. A recognized professional certification or license in one trade (plumbing, HVAC, electrical, carpentry, or painting) is preferred.
