Building Engineer
Location: Honolulu, HI, US
OverviewThe Building Engineer reports to the Chief Engineer and works with all Property Managers to address tenant improvement requests, preventive maintenance, and repair of building systems while protecting and maximizing property value. The role requires excellent client service and teamwork. Primary location: a 204,284‑sq‑ft medical building.
Responsibilities- Operate, maintain, and log all HVAC and MEP equipment under supervisor direction.
- Complete tenant service requests and maintain positive tenant relations through prompt, courteous responses.
- Perform preventive maintenance and repairs on HVAC, plumbing, and electrical systems, including filter change, coil cleaning, greasing motors, replacing light bulbs and ballasts, inspecting belts, and regular equipment inspections.
- Maintain computerized or manual equipment logs detailing preventive work performed.
- Clean and paint equipment and surrounding areas.
- Assist in ordering stock and inventory of parts and supplies as needed.
- Respond immediately to emergency situations and customer concerns.
- Review elevator maintenance records, confirm maintenance per national agreement, inspect machine rooms, and report deficiencies.
- Assist review of tenant improvement plans, inspect construction areas, and ensure contractors follow building rules and regulations. Coordinate fire alarm and sprinkler shutdowns and drain downs with contractors.
- Coordinate quarterly fire alarm testing and maintenance with the building vendor.
- Maintain and operate life safety and fire systems.
- Perform carpentry and snow removal, if necessary.
- Take meter readings on all meters and equipment as directed.
- Make minor repairs on doors, hardware, locks, windows, ceilings, and floors.
- Troubleshoot, evaluate, and recommend upgrades to maintenance operations or savings opportunities.
- Use tools and equipment safely and with competent knowledge.
- Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions and report to management.
- Inspect new installations for compliance with building codes and safety regulations.
- Comply with all applicable codes, regulations, and company directives; practice safe work habits.
- Communicate daily with property management, engineering staff, security, tenants, and contractors/vendors.
- Understand OSHA guidelines and maintain equipment to standards.
- Read and follow written and oral instructions.
- Convey thoughts and recommendations orally or in writing to resolve building‑related problems.
- Operate and use necessary manual and power‑driven tools.
- High school diploma or GED required.
- Minimum 3–5 years of building maintenance experience or equivalent experience in plumbing, electrical, HVAC.
- HVAC or electrical technical school training preferred.
- Experience with automated building management systems.
- Ability to interpret mechanical, electrical blueprints and schematics.
- Ability to work in a fast‑paced environment, multi‑task, and meet deadlines.
- Team‑oriented and problem‑solving mindset.
- Strong verbal and written communication skills.
- Manage own time with little supervision.
- Handle multiple projects, changing priorities, and heavy workloads.
- May be required to work extended periods without relief, including overtime.
- Physical requirements:
stooping, standing, climbing, frequent lifting of minimum 50 lbs, ability to install rigging/lifting devices; lift up to 50 lbs for up to 30 ft; climb ladders and stairs. Must be able to safely activate rigging/lifting devices. - Maintain professional appearance and manner at all times.
- Work off‑site duties may require usage of a personal vehicle and a valid driver’s license.

The estimated base compensation range is $33.00 to $41.00 per hour.
