General Maintenance Technician – Plumbing Specialist may specialize as a COM (Change of Occupancy Maintenance) or resident service request technician, or may respond to multiple types of work orders. Remaining responsibilities include advanced plumbing repairs and general facility maintenance.

• Repair, troubleshoot, and replace plumbing systems and components.
• Respond to service calls, complete COM work, and handle property maintenance tasks such as cleaning, painting, decorating, lawn maintenance, debris removal, electrical work, smoke detector maintenance, light repairs, roof repairs, heating/air system maintenance, appliance repairs, and more.
• Install and connect stoves, refrigerators, dishwashers, and other electrical/gas appliances; transport equipment and supplies to job sites.
• Perform material handling: load/unload trucks, move supplies via wheelbarrows or hand trucks, stack materials, collect refuse, salvage materials.
• Fabricate window and door screens and frames; remove floor tiles, sheet vinyl, ceramic tiles, plywood, and damaged drywall.
• Operate power tools, lawn mowers, blowers, shovels, concrete tools, power saws, etc.
• Handle on‑call after‑hour emergency and urgent repairs.
• Update work order status, time, materials, notes on mobile devices and complete required paperwork accurately.
• Maintain vehicle and inventory; report issues to supervisor.
• Conduct professional, diplomatic interactions with customers, staff, subcontractors, and the public; demonstrate strong verbal, written, and listening communication skills.

• High School diploma or GED required; vocational or technical training preferred.
• Plumbing certification preferred.
• Minimum 1–3 years of related experience; 3–5 years preferred.
• Valid, current driver’s license; meet company safe vehicular operations policy.
• Basic competency in carpentry, plumbing and electrical trades; assessed via written, verbal, and hands‑on assessments.
• Effective planning, organization, prioritization, and deadline management.
• Ability to adapt to changing situations and work under pressure.
• Proficiency with mobile devices, applications, email, and internet.
• Ability to provide own tools and equipment as needed; basic hand tools, trade‑specific tools, small power tools, and expendable items provided by company (drivers’ batteries reimbursed with approval).

Monday to Friday 7:30 am – 4:00 pm with 30‑minute lunch; on‑call varies.
