This position is for a full‑time Maintenance Tech II to work at Ola Ka Ilima (Art Space Lofts), an 84‑unit affordable live/work apartment building in Honolulu, HI. The property is a HUD HOME, Tax Credit / HMMF Bond, and Tax Credit property.

The Maintenance Technician II performs a wide variety of maintenance duties. The role is expected to repair and maintain most items on the property without outside vendor assistance, and work at a property with 100+ units.

• All facets of lock and key replacement/repair, including weather stripping, door and window functioning, and locks
• Perform all interior repairs related to walls and doors
• Electrical repairs including fixtures, lights, plugs, and switches
• Change AC filters, check coils, clean and repair as necessary
• Perform annual unit inspections
• Ensure the turnover of units within 5 days

• High School/GED or equivalent combination of education and/or experience
• 2+ years of related apartment maintenance experience
• Knowledge and skills in plumbing, electrical, and general maintenance
• Valid driver's license with clean driving record
• Reliable transportation
• HVAC certification is a plus

• Salary range: $23.75 - $35.15 per hour (DOE)
