Job Description
The Senior Real Estate Development Project Manager oversees the Due Diligence, Design, and Permitting phases for new Express Oil Change & Tire Engineers and Brakes Plus locations. This position serves as the central point of coordination for commercial development projects, managing consultants, municipalities, attorneys, and internal stakeholders to ensure projects progress efficiently from contract execution through the start of construction.
Primary Responsibilities- Manage development projects from contract execution through construction start.
- Review contracts, leases, timelines, and development constraints.
- Coordinate environmental, geotechnical, surveying, and due diligence activities.
- Partner with architects and civil engineers on site planning.
- Lead municipal pre-application meetings.
- Manage zoning, land use, and permitting approvals.
- Represent the company during rezoning and public hearings.
- Coordinate with Real Estate Attorneys on easements and closings.
- Maintain master project schedules.
- Manage third-party consultants and deliverables.
- Identify and resolve project risks and obstacles.
Required Qualifications & Education
- Bachelor's Degree in Construction Management, Building Science, Civil Engineering, Architecture, or related field
- Commercial real estate development project management experience
- Knowledge of commercial construction, zoning, and permitting
- Project management
- Commercial development knowledge
- Strong communication and presentation skills
- Organization and multitasking
- Problem solving

- Microsoft Office and project management software
- Retail development experience
- Experience working with municipalities
- Strong negotiation and relationship-building skills
