Development Preconstruction Coordinator

The Development Preconstruction Coordinator is responsible for managing and coordinating all technical and cost-related activities between project design and the transition to construction. This role supports the Senior Construction Estimator and development teams by ensuring that drawings, budgets, and scopes of work are aligned and contract-ready. The Preconstruction Engineer oversees constructability reviews, bid coordination, and scope development, providing a complete and accurate handoff package once contracts are executed.

This position bridges design intent and construction execution — ensuring that every project moves into the field fully defined, coordinated, and ready to build.

• Collaborate with architects, engineers, and consultants during schematic design phases
• Conduct constructability and coordination reviews to identify potential design gaps or conflicts
• Track design revisions and maintain up-to-date drawing logs
• Ensure project design aligns with budget, schedule, and constructability standards

• Analyze design changes and issue updated budgets with variance explanations
• Provide value engineering options and cost-benefit analyses to support design and owner decisions
• Prepare and maintain quantity takeoffs and historical cost data for benchmarking

• Coordinate preparation of RFP packages, scopes of work, and technical exhibits
• Support General Contractor prequalification, bid solicitation, and bid analysis
• Ensure that all pricing and inclusions are documented for execution of final contracts

• Compile complete preconstruction turnover packages including drawings, budgets, scopes, and executed contracts
• Verify that all contract documents are consistent with approved design and estimate
• Coordinate with the project management team to ensure a smooth transition into construction
• Maintain organized records of all correspondence, clarifications, and addenda issued during preconstruction

• Participate in internal project kickoff meetings and client design review sessions
• Maintain standardized estimating templates, cost codes, and tracking systems
• Support lessons‑learned documentation and feedback from completed projects to improve future preconstruction processes

• Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field
• 1-2 years of experience in preconstruction, estimating, or project engineering is preferred
• Proficient in reading and interpreting design drawings and specifications
• Strong working knowledge of estimating software and takeoff tools (e.g., Bluebeam, Plan Swift, OST, Excel)
• Excellent written and verbal communication skills, with the ability to collaborate across design, estimating, and project management teams
• Experience coordinating between design consultants and general contractor or developer teams
• Working knowledge of Procore, Revit, or BIM-based estimating workflows
• Detail-oriented, proactive, and highly organized
• Demonstrated ability to manage multiple projects through design and contract finalization simultaneously
