Position Summary
The Property Accountant will be responsible for full-cycle accounting and financial reporting for a portfolio of residential and commercial real estate properties. This role will support month-end close, financial statement preparation, account reconciliations, tenant accounting, intercompany transactions, and compliance with company accounting policies and GAAP.
The ideal candidate will have strong property accounting experience, excellent attention to detail, and the ability to manage multiple entities and deadlines in a fast-paced environment.
Key Responsibilities
- Perform full-cycle accounting for residential and commercial real estate properties.
- Prepare monthly financial statements, supporting schedules, and management reports.
- Complete month-end close activities, including journal entries, accruals, prepaid expenses, depreciation, and account reconciliations.
- Review general ledger activity for accuracy and proper account coding.
- Prepare and maintain balance sheet reconciliations.
- Perform bank reconciliations and resolve outstanding discrepancies.
- Review tenant billings, rent charges, collections, and account activity.
- Reconcile tenant accounts and security deposits.
- Process approved adjustments, write-offs, and reclassifications.
- Support Property Management with accounting-related questions.
- Assist with CAM, property tax, and insurance reconciliations.
- Review tenant recoveries and operating expense reimbursements.
- Analyze lease-related charges, escalations, and recoveries for accuracy.
- Support CAM audits and tenant inquiries.
- Prepare and reconcile intercompany transactions between related entities.
- Record management fees, shared expenses, reimbursements, and other intercompany activity.
- Assist with entity-level reporting and consolidation schedules.
- Research and resolve accounting discrepancies.
- Support annual audits and lender reporting requirements.
- Prepare audit schedules and supporting documentation.
- Maintain compliance with GAAP and internal accounting controls.
- Identify opportunities to improve accounting processes and efficiencies.
Qualifications
- Bachelor's degree in Accounting, Finance, or related field preferred.
- 3+ years of property accounting experience.
- Experience with residential and/or commercial real estate accounting.
- Strong understanding of month-end close and financial statement preparation.
- Experience with bank reconciliations, accrual accounting, and general ledger accounting.
- Experience with CAM reconciliations and tenant recoveries preferred.
- Experience with multiple entities, intercompany accounting, and consolidations preferred.
- Proficiency with Microsoft Excel, including Pivot Tables, VLOOKUP/XLOOKUP, and financial
- analysis.
- Experience with MRI, Yardi, Real Page, or similar property accounting systems preferred. But
- MRI is a big plus.
- Strong analytical and problem‑solving skills.
- Highly organized with the ability to manage multiple priorities and deadlines.
- Detail‑oriented with a commitment to accuracy.
- Strong communication skills and ability to collaborate with Property Management, Accounting, and Corporate teams.
- Self‑motivated with the ability to work independently and as part of a team.
