Job Description
Senior Quantity Surveyor Senior Quantity Surveyor to act as the key day‑to‑day client interface and deliver value‑added cost management services for a major, multi‑phase data center construction program. This program includes a large, multi‑building campus footprint, high‑density technical facilities, and several phases of construction progressing in parallel across a long‑term development pipeline.
To be successful in this role, you must be confident in a client‑facing environment, able to communicate clearly, and capable of working both independently and collaboratively. In this significant position, you will provide leadership and direction while embedding and promoting Turner & Townsend’s purpose, values, and vision.
This position may work remotely from anywhere within the United States, provided the candidate is based in the U.S. Central or Mountain time zones.
Responsibilities- Develop detailed cost plans and estimates through design and delivery phases for a multi‑building, large‑scale construction campus.
- Produce and present monthly cost reports, executive summaries, and funding information.
- Coordinate cost data from design teams, general contractors, subcontractors, and vendors for thorough cost validation.
- Compile built cost records to support benchmarking and continuous improvement.
- Review contractor and subcontractor pricing and lead commercial negotiations to drive fair and competitive contract values.
- Lead the review, estimation, negotiation, and reconciliation of change orders throughout the construction lifecycle.
- Manage post‑contract cost variances, change control processes, commitment logs, and contingency tracking.
- Support cost risk analysis, scenario planning, and cost‑impact assessments.
- Ensure cost, schedule, and scope integration in coordination with project controls teams.
- Contribute to procurement strategy development and scope alignment across multiple construction packages.
- Participate in contractor pricing reviews and support the client through commercial negotiations.
- Ensure timely agreement of final accounts and maintain a robust process for cost auditing and validation.
- Act as the primary day‑to‑day client interface, ensuring objectives are met and service excellence is delivered.
- Prepare written commentary on contractor submissions and provide cost estimate updates at key milestones.
- Coordinate with general contractors, design partners, and stakeholders across a large, multi‑phase construction campus.
- Inform engineering and design priorities based on cost considerations.
- Lead and coordinate value engineering (VE) sessions with stakeholders.
- Provide insight into market trends, escalation, and construction cost drivers.
- Prepare monthly cost reports and ensure all commercial documentation is accurate and timely.
- Implement and maintain Turner & Townsend’s Business Management Systems and delivery methodologies.
- Demonstrate strong financial management, including margin tracking and monthly fee/resource forecasting.
- Mentor, coach, and support the development of junior team members.
- Promote a high‑performance, one‑business culture across the team.
- Display excellence in leadership and service delivery in line with commission requirements.
- SOX control responsibilities may be part of this role, which are to be adhered to where applicable.
- Bachelor’s degree in Construction Management, Quantity Surveying, Engineering, or a related field.
- 5–7+ years of relevant experience in construction cost management on medium to large‑scale projects of moderate to high complexity.
- Data center construction experience, or experience in mission‑critical, high‑tech, industrial, semiconductor, or other large‑scale technical facilities is strongly preferred.
- Construction consulting experience strongly preferred.
- Strong understanding of cost planning, procurement routes, commercial management, value management, and value engineering.
- RICS accreditation or progress toward certification preferred.
- Excellent communication, stakeholder management, negotiation, and analytical skills.
- Proficiency with industry‑standard cost management tools and software.
