Overview
Austin Commercial is currently seeking a Project Manager for our Houston TX Division
. We set the standard for commercial construction and are looking for talented construction professionals to join us. - Oversees a construction project by planning, scheduling and coordinating all phases of the project.
- If a project is handled through a preconstruction agreement, the PM I works directly with owners and architects during plan development, providing technical and cost input (value engineering) as well as preliminary budget estimates. When working drawings are complete, the PM I collaborates with the Estimating department to solicit subcontractor bids and prepare the final cost estimate and proposal upon which the final contract is based.
- Assumes overall responsibility for startup activities on the project; collaborates with the superintendent on matters such as site security, temporary power, utility connections, placement of office trailers, locations for stored materials, etc. On projects with limited site access, the PM I coordinates with the superintendent, suppliers, trucking companies and municipal police to schedule deliveries at specific times to minimize traffic disruption.
- Performs a detailed review of subcontractor bids for buyout purposes and awards subcontracts when negotiations are concluded; ensures subcontractors have all required bonds and insurance in place before work begins, and resolves issues related to contract interpretation/administration.
- Ensures that all terms and specifications in the contract are met; inspects work in progress to ensure compliance with plans and specifications; works with the superintendent to maintain high quality standards throughout the project and documents construction problems/deficiencies for future reference.
- Approves subcontractor work for partial and/or full payment, codes invoices, and signs pay requests; ensures close-out documentation and punch lists are resolved before final release of retainage; monitors subcontractors and vendors for adherence to performance and payment obligations and notifies Risk Management or the surety as required.
- Establishes and maintains a cost accounting system in accordance with corporate guidelines; oversees conversion of bid documents to cost elements for the Job Cost Statement; prepares monthly job status reports; investigates and remedies cost variances; reviews Labor Cost Reports with the superintendent and keeps field Supervisors informed on unit costs versus bid estimates.
- Prepares and submits monthly pay requests for owners and architects, ensuring timely processing; identifies and remedies causes of payment delays to expedite payment.
- Works with Scheduling to develop a master construction schedule; ensures the CPM schedule is updated periodically based on change orders, field performance, material availability, and other factors affecting completion date.
- Distributes proposed changes for pricing, evaluates self-perform work, verifies subcontractor pricing, and assesses schedule impact; negotiates changes with owner approvals prior to construction work.
- Together with the superintendent, ensures compliance with applicable laws, ordinances, building codes, and company policies; takes corrective action to reduce legal exposure and fines.
- Performs project closeout tasks, including documentation, final collections, SWPPP, and related items.
- Establishes safety requirements and expectations; reviews safety procedures, conducts safety inspections, and reviews accident reports.
- Promotes collaboration within the jobsite team and invests in the growth and development of team members; fosters training and development of subordinates through on-the-job training and company programs.
- Assumes a leadership role in career planning and development of project staff, including merit increases and promotions, balancing individual and company needs.
- B.S. in construction management/science, engineering, or related field
- 6+ years of commercial construction project management experience
- Successful completion of OSHA 30-Hour Construction Industry Outreach Training required (may obtain within first year of employment)
- Proficient in project management software
- Proficient with cost projection, scheduling, financial analysis, budget reviews and labor reports
- Ability to build and manage high performing teams
