Essential Duties and ResponsibilitiesThe Preconstruction Manager plans and oversees the building process of construction projects from bid to construction start. They are responsible for overall safety, direction, completion and financial outcome of projects from initial estimate to project kickoff to project closeout. They work in a managerial role for the company including estimating & bidding, buyout process for sending PO's and subcontracts to vendors, and submittal process to get materials ready for construction.
Preconstruction Managers work closely with the Superintendents & Project Managers to ensure the crew has correct drawings & construction documents as specified by the Customer & Engineer to ensure a quality product. They work with clients to understand their construction goals and needs, then build a schedule for the crews to follow. Preconstruction Managers oversee the entire construction process to ensure everything runs smoothly for the project to be successful.
The Preconstruction Manager would start from creating the actual estimate, inviting vendors & subs to participate, and determining quantities & production rates for bid items.
- Capable of managing multiple projects in $1M - $15M range
- Working with estimating to submit bids on projects in the $1M - $15M Range
- Identifying scopes of work on prospective jobs bidding to invite the proper subcontractors and vendors to participate on bidding
- Performing quantity take offs during bidding phase and quantity tracking during construction phase
- Proactive to responding to issues that impact contract requirements and facilitate solutions in a timely manner
- Establishes and grows relationships with clients, engineers, vendors & subcontractors to orchestrate successful projects and be referred new opportunities
- Assist in reporting project progress to client on a regular basis
- Explain contract and technical matters to others in a clear manner
- Prepare budgets, cost estimates, and work schedules
- Maintain compliance with all company policies and procedures
- Preparing subcontracts, purchase orders & change orders
- Document Control between SharePoint, HCSS, and any customer required document platform
- Cost Code invoices to proper jobs & cost types (labor, equipment, materials, subcontracts, supplies)
- Review and forecast cashflow and budget for jobs monthly
- Prepare submittals and RFI’s as required to maintain project schedule, document issues & solutions, and provide necessary information for crews to complete work correctly in field
- Create schedule of values and complete monthly pay applications for their project(s)
- 5-7 Years experience as a Project Engineer, Project Manager, or Preconstruction Manager in the Water / Waste Water Construction Industry (Chemical Plants / Industrial Construction also Acceptable)
- Experienced with construction estimating & quantity take offs
- Experienced with identifying scopes of work and organizing those scopes by Construction Specification Divisions.
- Personally Accountable
- Bachelor’s in construction science, construction management, engineering or architecture preferred
- OSHA 10/30
- Excellent verbal and written communication skills
- Experience writing proposals and budget plans
- Technical skills to interpret construction methods, contracts and drawings of the project
- Excellent computer proficiency (MS Office – Word, Excel and Outlook; Bluebeam PDF, HCSS, Scheduling Software)
- Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service
- Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices
- Annual Salary Range for this position is expected to be $90k - $130k depending on your experience
