Position: Project Manager II (Houston, TX) - Austin Commercial

Austin Commercial, a leading commercial construction firm, is hiring a Project Manager for its Houston, TX Division.

Responsibilities
  • Oversee a construction project by planning, scheduling, and coordinating all phases of the project.
  • When a preconstruction agreement is in place, work directly with owners and architects during plan development, providing technical and cost input, value engineering, and preliminary budget estimates. After drawings are complete, solicit subcontractor bids and prepare the final cost estimate and proposal for the contract.
  • Assume overall responsibility for startup activities, collaborating with the superintendent on site security, temporary power, utility connections, office trailer placement, and material storage. Coordinate deliveries during restricted hours on sites with limited access, working with truckers, suppliers, and local police.
  • Review subcontractor bids for buyout, award subcontracts after negotiations, ensure bonds and insurance are in place, and resolve contract interpretation/administration issues.
  • Ensure contract terms and specifications are met through frequent inspections and quality checks. Document problems for future reference.
  • Approve subcontractor work for payment, code invoices, sign pay requests, and resolve punch list items before final release of retainage. Monitor performance and notify Risk Management or surety as needed.
  • Establish and maintain a cost accounting system per corporate guidelines, convert bid documents to job cost statements, prepare monthly status reports, investigate variances, and review labor cost reports with the superintendent.
  • Submit monthly pay requests to owners and architects, ensuring accurate, timely billing and addressing any payment delays.
  • Collaborate with Scheduling to develop and update the master construction schedule, incorporating change orders and field performance.
  • Distribute proposed change pricing, verify subcontractor pricing, evaluate schedule impact, negotiate changes, obtain written approvals, and notify superintendent of accepted changes.
  • Ensure compliance with all applicable laws, ordinances, and building codes, including company policies on employment, health and safety, and labor relations.
  • Complete close‑out tasks: documentation, reports, final collections, SWPPP, etc.
  • Establish safety requirements, review the manual with the team, conduct inspections and predictive solutions reviews, and analyze accident reports.
  • Foster a collaborative team environment and invest in staff development.
  • Promote and oversee training opportunities, including company‑sponsored and external programs.
  • Lead career planning and development for staff, balancing individual and company needs.
  • Requirements
    • B.S. in construction management, construction science, engineering, or related field.
    • 6+ years of commercial construction project management experience.
    • Completion of OSHA 30‑Hour Construction Industry Outreach Training (must be obtained within the first year).
    • Proficiency in project management software.
    • Experience with cost projection, scheduling, financial analysis, budget reviews, and labor reports.
    • Ability to build and manage high‑performing teams.
