What you’ll be doing:
- Lead preconstruction from concept through GMP
- Prepare detailed estimates, take-offs and budgets
- Manage subcontractor pricing, bid packages and buyout
- Value engineer projects to maximize profitability
- Work closely with owners, architects and operations teams
- Support handover to project delivery teams
- Proven experience estimating ground‑up multifamily projects (garden‑style, wrap or podium)
- Strong knowledge of preconstruction, budgeting and value engineering
- Experience with Bluebeam, OST, Procore or similar estimating software
- Excellent communication and negotiation skills
- Competitive base salary + bonus
- Long-term pipeline of multifamily projects
- Career progression with a well‑established GC
- Collaborative preconstruction team
