The Role
The Contracts Manager will manage all aspects of the Subcontract Management for assigned Projects and as assigned by Director of Subcontractor and VP of Procurement including but not limited to; prequalification, negotiation and execution of Agreements, Change Management and close-out. This is an individual contributor role and will be based in the Downtown Houston office on a hybrid schedule (3 days in office, 2 remote).
Key Responsibilities
- Demonstrate alignment with our unique corporate culture, as codified by our Core Principles.
- Request, receive, and review bids from Subcontractors and Vendors.
- Analyzing proposals from Subcontractors and preparing bid comparisons for assigned Projects.
- Develop and provide assistance to Project Teams on scope specific Exhibits for Subcontract Agreements on assigned Projects include scope of work and schedule requirements.
- Negotiating terms and conditions for Project Agreements.
- Attend and lead Subcontract Meetings with the department and Project Teams.
- Change Management for assigned Projects including drafting and execution of Change Orders.
- Assist Pre-Construction Team with the identification and evaluation of potential Subcontractors, assuring they meet all Owner requirements and expectations.
- Developing andmaintainingrelationships with Subcontractors and Project Teams.
- ERPCommitments on assigned Project Agreements and Change Orders.
- Read and understand all requirements of Owner Contracts toidentifycritical flow-downs to include in the Agreements to be issued.
- Assure all Subcontractorsagree to our Quality and Safety standards.
- Build and execute the “hand over” process of all Agreements to the projects team.
Qualifications
Required
- Bachelor’s degree in supply chain management,business administration,constructionmanagementor related field; equivalent experience may be considered.
- 3-5 years of relevant experience
- Strong writing skills (technical or other writing experience)
- Understanding ofthe construction project management process.
- Knowledge of contract terminology.
- Solid negotiating skills:
Ability to influence others. - Problem Solving:
Ability to think outside of the boxin order toprovide value added solutions. - Ability to gather information and confidently make decisions.
Strong cross functional communication skills - Ability to take ownership of assigned responsibilities.
- Understanding of contract scopes.
- Ability to read construction drawings and understand job specifications.
- Advanced MS Office skills
- Driven, self-motivated and organized.
Preferred
- 4- 5 years in the construction industry
Physical Requirements
- Ability to travel to construction sites and field locations as needed.
- Ability towalkactive job sites while adhering to safety requirements.
