Construction Manager / Superintendent – High-Rise Multifamily

We are seeking an experienced Construction Manager / Superintendent to oversee the ground-up construction of large-scale, high-rise multifamily projects. This individual will be responsible for managing day-to-day field operations from project start through completion, ensuring projects are delivered safely, on schedule, within budget, and to the highest quality standards. The ideal candidate will have significant experience overseeing high-rise or large-scale multifamily construction projects, with a strong understanding of project scheduling, subcontractor management, site coordination, quality control, and construction processes.

Key Responsibilities

• Oversee the ground-up construction of high-rise multifamily projects from site mobilization through final completion and turnover.
• Manage and coordinate all day-to-day construction activities on the jobsite.
• Develop, maintain, and manage detailed project schedules, including sequencing, milestones, critical path activities, and subcontractor schedules.
• Coordinate and supervise subcontractors, vendors, consultants, and other project partners.
• Conduct regular jobsite meetings and coordinate construction activities across multiple trades.
• Monitor project progress and identify potential scheduling conflicts, delays, and resource issues before they impact the project.
• Ensure construction activities are performed according to approved plans, specifications, schedules, and quality standards.
• Manage RFIs, submittals, inspections, punch lists, and other construction documentation.
• Work closely with Project Managers and ownership to communicate project status, schedule updates, challenges, and milestones.
• Monitor subcontractor performance and hold trades accountable for schedule, quality, safety, and workmanship.
• Coordinate inspections and ensure compliance with applicable building codes, regulations, and project requirements.
• Maintain a strong focus on jobsite safety and OSHA compliance.
• Perform regular quality-control inspections and ensure deficiencies are corrected promptly.
• Assist with project budgeting, cost control, change orders, and forecasting as needed.
• Coordinate material deliveries, site logistics, manpower, equipment, and overall site utilization.
• Lead the project through substantial completion, final inspections, punch list, and owner turnover.

Qualifications

• 5+ years of commercial construction experience, with significant experience in multifamily construction.
• Proven experience managing ground-up construction projects from start to finish.
• Experience with high-rise multifamily projects, preferably 15+ stories.
• Demonstrated ability to develop and manage complex construction schedules.
• Strong subcontractor and trade-management experience.
• Ability to read and interpret construction drawings, specifications, and contracts.
• Strong knowledge of construction sequencing and project coordination.
• Experience with construction scheduling software such as Primavera P6, Microsoft Project, Procore, or similar platforms.
• Strong communication, leadership, organizational, and problem-solving skills.
• Ability to manage multiple priorities in a fast-paced construction environment.

Ideal Background

The ideal candidate will come from a general contractor or large-scale multifamily construction environment and have progressed through increasingly responsible field leadership positions such as:
Assistant Superintendent → Superintendent → Senior Superintendent → Construction Manager. Candidates with experience overseeing 15+ story multifamily towers, podium developments, mixed-use high-rise projects, or other large-scale ground-up residential developments are strongly preferred.

Success will be measured by the candidate's ability to: deliver the project according to the established construction schedule, effectively coordinate multiple subcontractors and trades, maintain high standards for safety and quality, identify and resolve construction issues proactively, keep the project moving efficiently from groundbreaking through turnover, and maintain strong communication between the field, project management, ownership, architects, engineers, and subcontractors.
