Estimator - Commercial Door & Hardware
We are seeking an experienced Estimator specializing in commercial door and hardware projects to produce accurate, competitive bids for Commercial Projects. This role is responsible for reading plans and specifications, performing takeoffs, preparing detailed proposals and bills of materials, and coordinating with suppliers, project managers and field teams to ensure cost-effective, compliant solutions. The ideal candidate combines technical knowledge of commercial doors and hardware with strong estimating skills and familiarity with estimating software such as Comsense.
Key Responsibilities
- Review architectural and specification documents, shop drawings and hardware schedules to determine scope of work for Division 8 (doors, frames, and hardware).
- Perform accurate quantity takeoffs and develop detailed cost estimates, bills of materials, and labor and material pricing for commercial door and hardware packages.
- Use estimating software (preferably Comsense) and spreadsheets to create, maintain and submit proposals, cost breakdowns and bid packages.
- Solicit and evaluate quotes from manufacturers, suppliers and subcontractors; compare alternatives and incorporate lead times and delivery costs.
- Prepare clear, professional proposals and scope letters; present findings and clarifications to clients, general contractors and internal stakeholders.
- Collaborate with sales, project management and field teams to resolve design questions, refine scopes and carry estimates through to project award and handover.
- Maintain and update unit price databases, historical cost records and bid logs to improve estimate accuracy and consistency.
- Participate in pre-bid meetings and site visits to verify conditions, gather information and identify potential risks or scope gaps.
- Ensure estimates comply with project specifications, building codes and accessibility/hardware standards; identify opportunities for value engineering and cost savings.
- Track bid status, prepare post-bid analysis and assist in contract negotiations and change order pricing as needed.
Qualifications
- 3+ years of estimating experience in commercial doors, frames and hardware or Division 8 contracting (or equivalent trade experience).
- Proven ability to read and interpret construction drawings, specifications and door/hardware schedules.
- Proficiency with estimating software such as Comsense, Avaware, or E/pws, etc.
- Strong knowledge of commercial door products, hardware, frames, access control interfaces and applicable building codes and standards.
- Demonstrated experience preparing accurate takeoffs, bills of material and professional proposals under tight deadlines.
- Excellent communication skills for client interaction, supplier negotiations and cross-functional coordination.
- Detail-oriented, organized, and capable of managing multiple bids simultaneously with a high degree of accuracy.
- Post-secondary diploma/degree in construction management, engineering technology or related field is preferred; relevant certifications (e.g., CDT, AHC) a plus.
