We are seeking an experienced Division 8 Project Manager to oversee door, frame, and hardware projects from award through closeout. This role is ideal for a hands‑on professional who thrives managing multiple commercial construction projects simultaneously, coordinating with general contractors, distributors, and installation crews to ensure accurate, on‑time, and on‑budget delivery.
Key Responsibilities- Manage Division 8 (doors, frames, and hardware) projects from contract award through final closeout
- Review architectural specifications and hardware schedules for accuracy and code compliance
- Generate and manage submittals, shop drawings, and hardware schedules
- Coordinate purchase orders and material procurement with manufacturers and distributors
- Track project schedules, budgets, and change orders; proactively resolve discrepancies
- Serve as primary point of contact for general contractors, architects, and vendors throughout the project lifecycle
- Collaborate with estimating team on buyout and scope verification
- Manage RFIs, submittals logs, and project documentation
- Coordinate field measurements, deliveries, and installation timelines with subcontractors/installers
- Identify and resolve field conflicts related to door hardware, frames, and openings
- 3+ years of experience as a Project Manager in Division 8 (doors, frames, hardware) or a closely related commercial construction trade
- Comsense software experience required (hardware estimating, ordering, and specification management)
- Strong working knowledge of door hardware systems, keying/access control basics, fire-rated openings, and ADA compliance
- Ability to read and interpret architectural drawings and hardware specifications
- Excellent organizational skills with the ability to manage multiple concurrent projects
- Strong communication skills for coordinating across GCs, vendors, and internal teams
- Experience with additional estimating/PM software (e.g., Bluebeam, Procore, AutoCAD)
- Familiarity with DHI (Door and Hardware Institute) standards or AHC/CDC certification
- Prior experience with a door/frame/hardware distributor or supplier
