Reports to: Vice President, Asset Management

Location: Houston, TX

ABOUT

THE ROLE

Venterra is seeking an Asset Manager to oversee the performance of a portfolio of multifamily assets. The Asset Manager acts as the strategic owner of assigned assets, partnering across Operations, Revenue Management, Finance, Marketing, and Capital Projects to drive performance. This role requires proactively identifying risks and opportunities, translating data and market insights into actionable plans, and supporting execution in a dynamic operating environment.

The position includes regular property visits, ongoing performance assessment, and participation in acquisition and asset review activities.

RESPONSIBILITIES
  • Serve as the primary point of coordination for a portfolio of multifamily assets, working across internal teams to drive performance outcomes.
  • Proactively identify risks and opportunities related to occupancy, revenue, expenses, and overall asset value, and support development of action plans to address them.
  • Develop, maintain, and track strategic asset plans that outline key priorities, risks, operational initiatives, and capital needs for each property.
  • Translate financial results, market data, and operational trends into actionable strategies that improve asset performance.
  • Partner with Property Management, Revenue Management, and Marketing teams to optimize leasing performance, pricing strategies, and expense control.
  • Work with Finance to support budgeting, forecasting, and variance analysis, ensuring alignment with asset-level strategies.
  • Analyze market conditions including rent trends, supply, and competitive positioning to inform business decisions.
  • Regularly visit properties to assess operations, evaluate competitive landscape, and identify performance improvement opportunities.
  • Review monthly operating reports and contribute to investor and lender reporting deliverables.
  • Support execution of capital projects and renovations, including tracking performance against planned returns.
  • Participate in underwriting and due diligence for acquisitions, including financial analysis, market research, and review of assumptions.
  • Support property transitions including acquisitions, dispositions, and refinancing activities.
  • Build alignment across teams to ensure timely execution of business plans and performance initiatives.
QUALIFICATIONS
  • Bachelor’s degree in Real Estate, Finance, or related business field.
  • 3 to 6 years of experience in multifamily operations, asset management, acquisitions, underwriting, or real estate finance.
  • Solid understanding of multifamily property performance drivers including occupancy, revenue, expenses, and capital investment.
  • Proficiency in Microsoft Excel, including financial analysis and modeling.
  • Strong analytical skills with the ability to interpret data and translate it into actionable insights.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Effective written and verbal communication skills.
  • Experience reviewing financial statements, budgets, and real estate-related documents.
  • Willingness to travel up to 40 to 50 percent based on portfolio needs.
