Acquisitions Analyst

Essential Duties & Responsibilities- Collect, analyze, perform due diligence and underwriting of new investment opportunities.
- Provide general and financial modeling to analyze property performance to make recommendations and interests to pursue.
- Keep abreast of current industry market conditions and trends.
- Underwrite acquisition targets and prepare analytical reports.
- Review & propose budgets to analyze prospective acquisitions' current actuals vs. pro‑forma financials to make hold/sell/refinance recommendations.
- Prepare & present presentation materials for new and existing investments.
- Provide support for the acquisition, financing, and disposition process.
- Facilitate and assist with monthly reporting, trending, forecasting, and projections.
- Make recommendations regarding the operation of the properties.
- Value existing real‑estate assets by analyzing historical operating & financial performance.
- Build financial models of future real‑estate asset performance based on company operating standards and specific due diligence information.
- Compile, log, and interpret due diligence information relating to financial asset performance, real‑estate assets, physical asset condition, market conditions, and results of third‑party reports.
- Develop financial models related to the construction of new real‑estate development projects.
- Analyze all transactions, including cash‑on‑cash return and leveraged/unleveraged returns.
- Prepare investment analysis packages including transaction overview, market overview, and results of financial analysis, including sensitivity analysis.
- Bachelor and/or Master’s Degree. Preference in Finance, Economics, Business, Real Estate or related field.
- Excellent critical reasoning, quantitative, and analytical skills.
- Deep understanding of financial concepts.
- Deep understanding of real‑estate concepts and terminology.
- Proficient understanding of multifamily investments.
- Excellent interpersonal, written, and verbal communication skills.
- Proven organizational skills with attention to detail.
- Advanced Microsoft Excel knowledge.
- Ability to manipulate large amounts of data in Excel.
- Past operational experience in residential property management with a preference in student housing.
