Position OverviewThe Financial Manager supports the Property Management team and acts as a liaison between Corporate Accounting and local Property Management. Day‑to‑day duties include monitoring financial performance, budgeting, forecasting and reporting. Depending on portfolio needs, the role may include supervisory responsibilities.
Responsibilities- Review and approve monthly accruals, AR reviews, CAPEX distributions, AR batches, rent‑ups and commercial billings.
- Review and approve lease abstracts/profiles and enter OPEX recoveries in the accounting system.
- Finalize monthly variance reports and reconcile rent rolls.
- Review the general ledger for consistency and accuracy and submit reclassification entries.
- Reconcile tenant security deposit ledgers.
- Address CAM reconciliation inquiries from tenants.
- Oversee tenant audit processes.
- Assist with annual budgets, reforecasts and OPE reconciliations.
- Answer client questions concerning budgets, financials and CAM recoveries and provide custom reports.
- Prepare complex tenant account ledger reconciliations to aid collection efforts.
- Provide backup support to the Property Manager for invoice approvals.
- Coordinate and assist accountants in final settlements with sellers/buyers during property transitions.
- Research and resolve accounting issues for internal accountants and clients.
- Ensure SOC I compliance for applicable assets.
- Mentor the Property Management team on accounting software.
- Lead special projects or tasks assigned to the portfolio.
- Resolve complex items under supervision (e.g., TI overages, termination‑fee calculations, billbacks).
- Drive ownership of monthly transactions and ensure team deadlines are met.
- Promote teamwork, efficiency and knowledge sharing.
- Maintain responsibility for assigned tasks without requiring direction.
- Understand financial reporting processes, accruals, GL reviews, leasing reports and executive summaries.
- Handle all aspects of client financial reporting.
- Analyze variances and their impact on cash flow and tenant billings.
- Verify vendor insurance certificates meet client requirements and maintain current COIs.
- Apply knowledge of lease types and review leases for TI, capital requirements and fee calculations.
- Become proficient in Stream systems (Yardi, AVID, IMPAK).
- Gain exposure to property transitions (sales, purchases, management changes).
- Manage accounts receivable: process tenant billbacks, send late letters and default notices, lockouts and collections.
- Manage accounts payable: ensure timely vendor payment.
- Use calendars, trackers and checklists to meet internal and external deadlines.
- Communicate deadlines, expectations and issues promptly and seek assistance when needed.
- Review all transactions for SOC compliance.
- Bachelor’s degree preferred.
- Minimum 3 years’ experience in a similar role.
- Prior property‑management experience with significant financial responsibility.
- Proficient with Yardi and/or MRI.
- Motivated to learn and grow within Stream’s property‑management department.
- Financial and analytical mindset with strong attention to detail.
- Proficiency with Microsoft Office (Outlook, Excel, Word).
- Advanced accounting skills and knowledge.
- Strong organizational and communication skills.
- Advanced knowledge of commercial lease‑recovery language.
- Deadline‑driven, solutions oriented and proactive.
- Adaptable to various databases and accounting software.
- Independent problem‑solving ability and teamwork.
- Capability to mentor others.
- Understanding of general real‑estate terminology.
- Knowledge of real‑estate concepts and ability to apply them across projects.
