Red Swan is seeking a Real Estate Financial Analyst to support underwriting, financial modeling, and investment analysis across a pipeline of institutional commercial real estate opportunities. This role sits directly within the investment evaluation and structuring process. The Analyst will be responsible for building detailed financial models, evaluating sponsor submissions, and developing investment theses across multiple asset classes and U.S. markets.
The position requires a high level of technical proficiency, intellectual curiosity, and the ability to operate across both traditional real estate analysis and emerging capital markets structures.
- Build and audit institutional-quality financial models, including:
- Discounted cash flow (DCF) models
- Multi-tier waterfall structures
- Promote and distribution frameworks
- Underwrite acquisitions, recapitalizations, and development opportunities across core, value-add, and opportunistic strategies
- Evaluate capital structures, return profiles, and risk‑adjusted performance
- Perform sensitivity analyses on key variables (exit cap, rent growth, leverage, timing)
- Develop clear investment theses supported by quantitative and market‑driven analysis
- Assess transaction structures for alignment with digital distribution frameworks
- Analyze sponsor business plans and identify strengths, risks, and execution assumptions
- Translate traditional CRE underwriting into formats suitable for investor presentation and capital markets execution
- Support structuring of offerings, including equity splits, preferred returns, and distribution mechanics
- Conduct in‑depth research across U.S. real estate markets, including supply/demand dynamics, rent trends, and capital flows
- Evaluate sponsors, operators, and track records
- Produce investment memos, market commentary, and internal recommendations
- Maintain awareness of macroeconomic trends impacting real estate performance and valuations
- Support development of institutional‑grade investment materials, including:
- Investment committee‑style presentations
- Work cross‑functionally with business development and leadership to align underwriting with investor positioning
- Assist in responding to investor diligence questions and data requests
- Maintain and improve internal underwriting models, templates, and databases
- Leverage new tools, including AI‑driven workflows, to enhance efficiency and analytical depth
- Contribute to the evolution of internal systems that connect underwriting, capital markets, and investor reporting
- Bachelor’s degree in Finance, Economics, Real Estate, or related field
- 1+ years of experience in real estate investment, private equity, investment banking, or related field
- Strong financial modeling skills, including advanced Excel proficiency
- Direct experience with DCF modeling, IRR analysis, and waterfall structures
- Understanding of commercial real estate fundamentals across asset classes
- Ability to synthesize large amounts of data into clear, actionable insights
- Strong attention to detail and high standards for analytical accuracy
- Clear written and verbal communication skills
- Experience underwriting multiple asset classes (multifamily, industrial, office, hospitality)
- Familiarity with real estate data platforms (CoStar, Crexi, Loop Net)
- Certification from accredited financial modeling training program (REFM, Wall Street Prep, or similar)
- Securities industry knowledge or licensing, including:
- Series 7, 82, 63, 65, or 66 (or willingness to obtain)
- Experience with data, automation, or technical tools (Excel VBA, Python, SQL, or similar)
- Interest in financial technology, digital assets, or evolving capital markets infrastructure
- Exposure to institutional investment processes or capital markets
- Familiarity with tools such as Argus, Power BI, or similar analytical platforms
- Direct exposure to real transactions and institutional sponsors
