LUMA Residential is looking for an experienced, hands-on Apartment Service Manager to lead maintenance operations at Delray, located at 1715 Enclave Parkway, Houston, TX 77077.We're seeking a dependable, organized, and technically skilled leader who takes pride in maintaining a beautiful community, delivering exceptional resident service, and keeping maintenance operations running efficiently.

What You'll DoLead & Develop Your Team:
Supervise, train, and support maintenance team members while establishing clear expectations, accountability, and a positive work environment.

Oversee Daily Maintenance Operations:
Prioritize service requests, troubleshoot maintenance issues, and ensure work orders are completed accurately and within company standards.

Manage Make-Readies:
Coordinate apartment turns, repairs, inspections, and scheduling to ensure vacant homes are ready for new residents on time.

Protect Our Community:
Implement preventative maintenance programs, conduct routine property inspections, and proactively address repairs to preserve the community's physical assets.

Maintain Pools & Equipment:
Oversee pool maintenance, water chemistry, equipment operations, inspections, and applicable safety requirements.

Stay Organized & Accountable:
Complete required daily, weekly, and monthly maintenance reports, track work orders, monitor inventory, and communicate progress and concerns to management.

Leverage Technology:
Utilize Yardi, digital maintenance systems, and AI-powered tools to improve efficiency, documentation, and communication.

Deliver Exceptional Service:
Communicate professionally with residents, vendors, and management while ensuring a safe, attractive, and well-maintained community.

Respond When Needed:
Participate in a rotating biweekly on-call schedule and respond promptly to maintenance emergencies.

What We're Looking For Multi-Family

Experience:

Proven hands-on apartment maintenance experience, including HVAC, plumbing, electrical troubleshooting, preventative maintenance, and apartment make-readies.

Leadership

Experience:

Ability to direct maintenance operations, motivate team members, manage priorities, and hold a team accountable for results.

EPA & HVAC Credentials:
Valid EPA certification and appropriate HVAC certification or credentials required.

Pool Certification:
Current pool operator certification or ability to obtain certification within the company's required timeframe.

Yardi

Experience:

Previous experience using Yardi for work order management, maintenance tracking, and documentation required.

Technology

Skills:

Comfortable using computers, email, digital reporting systems, and AI-assisted technology.

Communication

Skills:

Must be able to read, write, understand, and communicate effectively in English for safety procedures, work orders, reporting, and resident communication. Bilingual English/Spanish is a plus.

Tools & Transportation:
Must have the necessary maintenance tools, reliable transportation, a valid driver's license, and a working cell phone.

Emergency Response:
Must reside within 30 minutes of Delray and be available for the required rotating on-call schedule.
