Houston-Based Apartment Management Company

With a 48-year history, Whitney Management Corp. is a property manager of multifamily properties in Houston and Dallas markets, as well as in Long Island and Upstate New York, the Southeast, Southwest, and Midwest. The firm takes a long‑term approach to real estate, investing their own capital into acquisitions. Over the years, the owners have performed well through various real estate cycles by focusing on fundamentals, staying disciplined, maintaining low property leverage, and targeting low‑turnover buildings such as senior affordable apartment properties.

The portfolio is approximately 65% Senior LIHTC and also includes LIHTC and conventional suburban properties. The company is well‑capitalized and positioned for steady continued growth and works hard to deliver results for both residents and investors.

Overview

The President is a senior executive responsible for driving operating performance, asset value, and long‑term cash flow across a directly managed ownership portfolio comprising over 3,000 units in nine states, with no third‑party property management. The President has accountability for portfolio NOI, operating efficiency, capital execution, and regulatory compliance, with a mandate to enhance value through disciplined operations, expense control, revenue optimization, and execution of ownership’s business plans.

The President works closely with ownership to translate strategy into measurable financial results across the portfolio, which includes affordable and conventional apartments.

Key Responsibilities
Value Creation & Portfolio Strategy
  • Partner with ownership to execute portfolio‑level business plans focused on NOI growth, margin expansion, and long‑term value creation.
  • Identify and implement operational initiatives to drive revenue growth, reduce controllable expenses, and improve operating efficiency.
  • Establish performance benchmark and accountability frameworks tied directly to successful financial outcomes.
  • Proactively identify underperforming properties and lead turnaround strategies, including staffing changes, operational restructuring, and capital reallocation.
Leadership & Organization Building
  • Lead, develop, and hold accountable regional and site‑level leadership teams with a performance‑driven mindset.
  • Build a culture focused on ownership thinking, financial accountability, and operational excellence.
  • Ensure staffing levels, training programs, and organizational design support portfolio performance.
  • Provide executive leadership and direct oversight of a cross‑functional leadership team, including 5 regional managers, Director of Operations, Director of Facilities, Director of Compliance, Director of HR, Director of Marketing, and Controller.
Operations & Performance Management
  • Maintain full accountability for day‑to‑day operations, physical condition, and resident experience across the portfolio.
  • Ensure consistent execution of operating standards for leasing, maintenance, resident retention, rent collections, and property appearance.
  • Understanding nuances and operational adjustments that are necessary when operating a portfolio located in 9 states that includes LIHTC and conventional properties with different regulatory environments.
  • Conduct regular asset‑level and portfolio reviews to assess performance versus budget and business plan.
  • Lead continuous improvement efforts to standardize processes and drive scalable operating efficiencies.
Financial Leadership & NOI Ownership
  • Own P&L performance, including annual budgets, forecasts, variance analysis, and monthly reporting.
  • Drive revenue optimization through pricing discipline, occupancy management, rent growth strategies, and ancillary income initiatives.
  • Implement cost‑control programs across labor, maintenance, utilities, insurance, and third‑party services.
  • Work with the Controller and the Accounting Department to ensure timely, accurate financial reporting and actionable analysis for ownership and executive leadership.
Capital Planning & Execution
  • Lead planning and execution of capital improvement programs, renovations, and repositioning initiatives aligned with value creation objectives.
