Essential Job Functions:
- Assist the Community Manager in the management of the day to day operations of the community to achieve the highest level of professionalism by all Team Members in the office and on the community.
- Adhere to MORGAN’s Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals along with the Team Member Handbook.
- Operate the office in a professional, clean, uncluttered and well-staffed manner.
- Maintain office and resident files (paper and online) in a confidential and secure manner using the MORGAN standard.
- Meet with the Maintenance Supervisor and other maintenance team members concerning service requests, community maintenance and cleanliness.
- Safeguard and assure all monies received on the community are properly deposited and entered into system per MORGAN standard.
- Supervise the leasing team in absence of the Community Manager.
- Comply with all training requirements set forth for this position.
- Maintain and encourage excellent resident relations by all members of the team, including promptly attending to resident comments and/or complaints.
- Require all Team Members to be professional and friendly to the residents while meeting MORGAN’s standards of non-fraternization.
- Ensure that the proper move in paperwork, keys and remotes are prepared for a new resident.
- Inspect make ready apartments prior to move in.
- Maintain the resident renewal program set by the Community Manager.
- Create a sense of community with the residents and the community.
- Assist the Community Manager with the service team
, including monitoring the timely completion of all service requests and inspecting market ready apartments to ensure quick turn times and compliance with MORGAN standards. - Monitor electric, water and gas bills and notify the Community Manager of discrepancies.
- Manage the bookkeeping and rental collection functions: submit payables to accounting, assist in monthly financials, collect rent on time, ensure lease compliance, assess move-out conditions and bill for damages when appropriate, and coordinate with collections as needed.
- Ensure compliance with Community Policies and lease agreements, respond to violations, communicate with residents, and take appropriate action when necessary.
- Assist the Community Manager to create and monitor the marketing for the community, including knowing the sub-market, supervising tours and closing techniques, monitoring follow-up of leads, and ensuring fair housing standards.
- Perform all Essential Job Functions as outlined for the Leasing Consultant role as needed and work overtime as necessary to meet MORGAN standards of customer service.
