The Dinerstein Companies (TDC) is hiring a Houston based Portfolio Director to directly oversee a portfolio of owner-managed conventional properties. This position reports to the Executive Vice President – TDC Management and will work closely with the Leadership Team to implement portfolio-wide initiatives and campaigns focused on making The Dinerstein Companies the country’s premier management company.
Core Responsibilities- Supervise full-time on-site team members and provide ongoing training of company policies and procedures
- Serve as the liaison between on-site teams and corporate support teams, including IT, HR, and Accounting
- Provide property marketing efforts in collaboration with the Marketing Department
- Identify opportunities for rent growth and ancillary income at operating properties
- Ensure team members are trained on new and revised TDC policies and procedures
- Assist in the rollout of new operational initiatives and portfolio-wide campaigns
- Provide leadership in delivering customer service and identifying opportunities for improvements in our service efforts
- Execute on plans to meet or exceed property budgets and strategic plans
- Travel to properties to oversee and lead the on-site teams
- Collaborate with the Leadership Team on updating policies and procedures for on-site teams
- Work with the Leadership Team to implement cost‑saving initiatives at operating properties
- Assist in portfolio-wide marketing efforts, including renewal and new leasing campaigns
- Participate in the opening of new developments as they are added to the operating portfolio
- Manage communications among the property’s support wheel, including the Strategy Manager, Marketing Coordinator, Subject Matter Expert, and Management Services team
- Provide directives for updates to the properties’ software system to ensure compliance with TDC policies
- Assist in the training of new support staff team members to better serve the on-site teams
- Serve as the liaison between TDC and external partners
- Provide regular leasing and financial reports to the TDC Executive team and asset managers
- Review monthly financial reporting to ensure the fiscal performance of the property
- Approve property expenses, assist in invoice processing, and communicate variances to asset managers
- Participate in weekly meetings to review property performance and discuss opportunities for improvements
- 5+ years of experience in property management preferred
- Experience successfully leading multiple on-site teams
- Experience communicating with a diverse set of audiences, including residents, staff, executives, investors and partners
- Experience leading assets in diverse markets
- Travel to designated markets as needed
- Willingness to learn new software or cloud‑based programs that improve operational efficiencies
- An interest in assisting in portfolio-wide initiatives outside of the assigned portfolio
