Facilities Manager - JLL

The Facilities Manager is responsible for overseeing the day-to-day operations, maintenance, and management of assigned facilities and campuses to ensure optimal building performance, occupant satisfaction, and cost-effective service delivery. This role serves as the primary point of contact for clients and building occupants, coordinating all aspects of facility operations including maintenance, vendor management, compliance, and project execution.

What your day-to-day will look like:

  • Operations Management:
    Oversee daily facilities operations including HVAC, electrical, plumbing, life safety systems, and building automation systems. Conduct regular inspections to identify maintenance needs and ensure facilities meet operational standards. Develop and implement preventive maintenance programs to minimize downtime and extend asset life. Follows up with team members and client to make sure service delivery, work orders, and special projects are completed in a timely and satisfactory manner.

    Assist facilities staff in locating parts, supplies, and materials. Monitor building performance metrics and implement continuous improvement initiatives.
  • Team Leadership & Building:
    Supervise facility staff and coordinate work assignments. Recruit, interview, and hire qualified facility personnel in accordance with JLL policies and procedures. Provide comprehensive onboarding, training, coaching, and performance feedback to team members. Conduct performance evaluations and implement performance improvement plans when necessary. Address employee relations matters including counseling and progressive discipline. Make termination decisions when warranted, ensuring compliance with company policy and employment law.

    Foster a culture of service excellence and accountability. Ensure adequate staffing coverage for operational needs
  • Client Relations:
    Serve as primary facility contact for clients and building occupants. Respond promptly to service requests, concerns, and escalations. Conduct regular client meetings to review performance, address concerns, and identify opportunities for improvement. Build strong relationships that enhance client satisfaction and retention.
  • Vendor and Contract Management:
    Manage relationships with service providers, contractors, and vendors to ensure quality service delivery. Coordinate and schedule repairs between vendors, colleagues and Facilities Staff, following up until completion. Oversee contractor work to ensure compliance with specifications, safety standards, and quality requirements. Process invoices and manage budgets for maintenance and operational expenses.
  • Compliance and Safety:
    Ensure compliance with all applicable building codes, safety regulations, and environmental standards. Maintain required permits, certifications, and inspection records. Implement and enforce safety protocols and emergency response procedures. Coordinate fire drills, safety training, and emergency preparedness activities.
  • Financial Management:
    Develop and manage facility operating budgets. Track expenses, identify cost-saving opportunities, and report on financial performance. Prepare budget forecasts and variance reports. Evaluate capital improvement needs and develop business cases for facility investments.
  • Project Coordination:
    Plan and oversee facility improvement projects, renovations, and space modifications. Coordinate with internal teams and external consultants on project requirements. Monitor project timelines, budgets, and quality standards. Ensure minimal disruption to building operations during project execution.

Required Qualifications:

  • Bachelor's degree in Facilities Management, Engineering, Business Administration, or related field, or equivalent combination of education and experience
  • Minimum 5 years of facilities management experience, preferably in Higher Educational Experience.
  • Strong knowledge of building systems including HVAC, electrical, plumbing, and life safety
  • Proficiency with computerized maintenance management systems (CMMS)
  • Excellent communication, customer service, and problem-solving skills
  • Strong organizational and project management capabilities
  • Proficiency in Microsoft Office Suite
  • Demonstrated experience in personnel management including interviewing, hiring, training, performance management, and employee discipline
  • Knowledge of employment law, HR policies, and progressive discipline procedures
  • Proven ability to recruit, develop, and retain high-performing facility teams

Preferred Qualifications:

  • Facility Management Professional (FMP) or Certified Facility Manager (CFM) designation
  • Experience managing Educational Facilities.
  • Knowledge of sustainability and energy management practices
  • Familiarity with LEED, BOMA, or similar building standards

Location:

Houston, TX (based at College University Park location + traveling to other sites around Houston, as needed)
