Real Estate Manager

We are seeking an experienced and driven Real Estate Manager to join our Corporate Real Estate Department. This role will be based at our headquarters in Sugar Land, Texas. The Real Estate Manager will serve as a key contributor within the team, responsible for executing retail real estate transactions and supporting strategic initiatives within an assigned geographic territory.

• Lead the execution of Prime’s real estate strategy, managing the full deal lifecycle from site feasibility analysis through lease execution and store opening.
• Negotiate favorable business terms and letters of intent (LOIs) for new store locations, relocations, renewals, and closures.
• Identify and drive opportunities for occupancy cost savings through strategic lease renegotiations.
• Manage a high-volume lease renewal pipeline, proactively addressing upcoming critical dates to minimize risk and ensure continuity.
• Resolve operational lease issues in coordination with landlords and internal stakeholders to maintain smooth store operations.
• Build and maintain strong working relationships with landlords, brokers, development partners, and AT&T Corporate leadership.
• Collaborate cross-functionally with internal teams including Construction, Legal, Store Maintenance, Lease Administration, Finance, and Store Operations to ensure alignment and project success.
• Conduct in-depth market tours with brokers and field partners to evaluate current store performance and assess potential new sites.
• Prepare and present comprehensive real estate packages to the Real Estate Committee for deal approval.
• Utilize Microsoft Office tools (Excel, PowerPoint, etc.) and AI-powered technologies to analyze data, streamline reporting, and support decision-making across the real estate deal lifecycle.
• Represent Prime Communications at industry events, as well as national and regional real estate meetings, to support market intelligence and networking initiatives.

• Bachelor’s degree in Business, Real Estate, or a related field.
• A minimum of 5 years of hands‑on experience in retail real estate representing a large national retail chain.
• Exceptional written and verbal communication skills, with the ability to convey complex concepts clearly and effectively.
• Demonstrated strength in lease negotiation, with a successful track record of delivering occupancy cost savings.
• Highly organized and capable of managing a large volume of real estate transactions in a fast-paced environment.
• In-depth understanding of retail leasing principles, store-level P&L analysis, construction workflows, and lease clause implications.
• Proficiency in Microsoft Office Suite (Excel, PowerPoint, etc.) and familiarity with AI-driven tools or platforms used for data analysis, reporting, or productivity enhancement.
• Willingness and ability to travel up to 30% of the time, including site visits and industry events.
